There are very preliminary plans to build a residential building on the site of the Admiral Inn.

It's a long, narrow L-shaped lot next to the Laurel Point condo/townhouse.

Right now, the existing density is only 1.2:1. There are no plans, concepts, drawings etc. at this point.

With so many under-developed parking lots in the core, I can see little reason to redevelop this quaint, and relatively affordable, little hotel into more over-priced James Bay condos. In this case, and in this case only, I hope the James Bay naysayers kill this proposal.

lol I don't think is a priority either. I almost thought this would be a good spot for another "urban plaza." There's this forum & there's the city, one is on another planet.

I understand a movement is afoot at City Hall to get Victoria's name officially changed to "Acres of Asphalt" in time for the sesquicentennial in 2012.

Here is the concept for the site.

Site area: 2051 m2
Building area: 9168 m2
Proposed floor space ratio: 4.46
Units: 42
Parking stalls: 83
Bicycle stalls: 42
Height: 41.85m
Floors: 12
Architects: Warner James Architects and Hughes Condon Marler Architects

Dylan Leblanc attended the presentation and brought back a pamphlet from which the above rendering was photographed. If a scanner can be found in the near future the entire pamphlet, complete with more renderings and info, could be presented here.

Clearly this is a hoax since if I live to be 1000, I am certain I will never see anything like this get built in James Bay.

Note to self: encourage Nparker to make healthy choices so that he might live to be 1000.

Anyone with a scanner?

There's a siteplan and several smaller renderings in the pamphlet which will help get everyone's head around the design.

The building certainly is a dramatic step up in sophistication and opulence for the neighbourhood. Some speakers at the open house tonight complained that they wouldn't like this effect on their community. One person even commented that James Bay used to be a poor area in the 50s and 60s. Currently, that area of the harbour is lined with fairly nice residential buildings built in the 70s through to the 90s, buildings which some of the commentators tonight actually live in. I say that the step from the lower-class residences of the past to the condo towers built in more recent times is just the same as the step from what we have today to what this project proposes to bring us. People currently living in the condos along the harbour should realize that their buildings made a similar change to James Bay as what they are afraid this building will do. There is a tinge of hypocrisy in their opposing stance.

Sorry for the double post but I just want you all to know, that regardless if this gets built or not, I will never look at that site in the same way.

Wow the most bold building I have ever seen proposed in Victoria. To turn this down would be a crime!

Jeez yeah it is really too bad that James Bay is not the rundown bad part of town anymore. We need more poor people. WTF!
