A huge chunk of land has been cleared for what is billed as a mixed-use office, commercial, light industrial and multi-family residential development at Leigh Road and the Trans Canada Highway in Langford.

 

The land is currently listed for sale for $40 million and includes 53.6-acres of land.

Abstract Developments' next project will be in Saanich near the Victoria border... it will be a 56-unit project on Dairy Road across from Hillside Mall.

Looks pretty bland, it'll likely be fine.

Looks pretty bland, it'll likely be fine.

 

The fourth floor is where you will get the best view of the Hillside Mall parking lot

Based on the scale and density of the project directly east, there's no logical reason why this shouldn't proceed without issue. This probably means the pitchfork and torch brigade are already organizing their protests.

You think so? I guarantee someone will claim this project is too tall, too big and wrong for this location. They are not against development of course, just not here.

This building size is supported in the Shelbourne Valley Action Plan as far as I can tell.  Again, no reason this development does not make sense here.

It's interesting that the parking for the Development will be exclusively at-grade as opposed to underground.

I'll add my voice to those who feel this will have no problem getting passed.

Interesting, you would think at these real estate prices it would make sense to do a one level underground parkade and then have "garden level" suites at grade.

But still, garden suites you throw on small patios and allow dogs and you are fetching 2k/month for two bed units.

I guess the cost to go underground, even just one level, requires so much land work and concrete that it's just not worth it if you can accommodate parking under "stilts."

It is quite difficult to justify underground parking for rental buildings, that said, tuck-underbuilding stalls are still quite expensive ($20-25k per stall), but that blended with pure surface is a critical way to make the project viable.

I can't say I've ever heard of a project launch that used such wording.
