Beachlands strikes me like a name for trailer trash somewhere in South Carolina.

Royal Bay is a much nicer name. Only been to that beach once, not much protection from the elements, lots of dusty air, didn't enjoy it at all. Oh well, I don't live there so it doesn't affect me! My nephew takes his three kids to Esquimalt Lagoon all the time during the summer as it's close and they enjoy the food trucks. Not sure he's willing to drive the extra distance.

Could there be an issue with using the word Royal?

In the woke vernacular, "royal" is a 4-letter word.

I figure the word Royal is part of it. Personally I don’t care one bit what they call it. Will still go once or twice a year because it’s a nice spot.

Is it going to take 3 decades to build out, like Dockside Green?

Or 50 years, like the Roundhouse?

Royal Bay has progressed exceptionally quickly for the south Island. Construction started around 8 years ago and they are now finishing the north half of the lands, as the south half is going full tilt. I can imagine full buildout there by 2040.

A presentation centre and coffee shop are the first phase of construction at Beachlands. PR:

25 YEARS IN THE MAKING:
Housing, jobs, spinoff benefits coming as $1.2 billion seaside community breaks ground

“Community members are keenly watching what’s coming next” – Mayor of Colwood

While recent data confirms a provincial decline in residential building permits, high population growth projections, and a deepening housing shortage, a Vancouver Island city is bucking the trend and relief is in sight.

In a moment 25 years in the making – flanked by construction workers and Colwood Mayor Doug Kobayashi – partners Seacliff Properties & Reliance Properties officially start construction of The Beachlands, a $1.2 billion world-class destination seaside community formerly known as Royal Beach.

Full PR:

(Colwood, BC) – Amidst declining residential building permits across British Columbia and a deepening housing shortage relative to population projections, one Vancouver Island city appears to be bucking the trend and relief is in sight. Flanked by construction workers and the City of Colwood’s mayor, Reliance Properties and Seacliff Properties broke ground at The Beachlands, the much-anticipated $1.2 billion destination seaside community formerly known as Royal Beach.

“After seven years of planning, public consultation and various approvals, we are thrilled to put our $1.2 billion investment in motion and start construction of The Beachlands, a world-class seaside community that will contribute much-needed housing, jobs and spending in Colwood and the region,” said Georgia Desjardins, director of development at Seacliff Properties.

Initial construction includes a 12,000 square foot presentation centre and two multi-family buildings totaling 181 homes, including townhomes often referred to as ‘missing middle housing.’ Upon completion of the 15-year buildout, The Beachlands will deliver 2,850 homes, hundreds of jobs at retail and commercial spaces centered around a waterfront plaza, and vast public parks.

“Construction has a multiplier effect on the local economy,” said Jon Stovell, president and CEO of Reliance Properties. “The Beachlands will potentially generate 10,500 full-time direct, indirect and induced jobs, meaning jobs created when people spend money in the community. As The Beachlands comes to life, local businesses would be supported for their lifetime.”

25 Years in the Making

This groundbreaking has been 25 years in the making. While the site was a significant gravel operation and regional employer, the City of Colwood envisioned development in the area since the late 1990s. Seacliff bought the land in 2017, and in 2022 partnered with Reliance.

“Community members are keenly watching what’s coming next,” said Mayor Doug Kobayashi. “Colwood worked with the development team to advance the vision of making The Beachlands a vibrant seaside community that prioritizes health and wellness, including incredible connections to new parks and trails, places to enjoy food, arts, culture, and social connections.

Housing Shortage

Desjardins said potential buyers are already inquiring about opportunities: “There’s an allure to coastal living. The Beachlands will offer a truly unique and elevated west coast experience.”

“While The Beachlands will fulfill some of the desperate need for homes – including missing middle housing geared to families – housing in the area and BC remains in short supply to meet the high population demands now and in the future,” said Stovell, who served three terms as chair of Urban Development Institute, an association of 600+ of BC’s largest housing developers.

Summer 2025 is the targeted completion for the presentation centre – described as a stunning gateway to the community – and summer 2026 for the two multi-family buildings.

The Beachlands development will ‘double the population of Colwood,’ says mayor

The Beachlands will deliver 2,850 homes

Now, why would a reporter write that headline, even if the Mayor said it?  Even the Mayor knows that the Beachland isn't going to have 7-person households.  The average Victoria household size is 1.8.

$4,675,000

90 unit condo project in the popular Royal Bay area. Situated between the new traffic circle at Veterans Memorial and Wishart Road. The site is elevated and should offer views from many sides and floors of the building. The project is currently in rezoning application and fits within Colwood's new Latoria plan with zero variance requirements. In fact, further density may be an option under the new government legislation surrounding major bus stations.
