Considering there are 2,300 homes planned I'm sure there will be a mix of options available as per Bear Mountain.

I can't remember if Bear Mountain permits lot owners to use their own builders?  I presume there are some design guides to follow.

Yes, there are design guides to follow for sure on Bear Mountain.

What the hell are they going to do with all the extra traffic when and if this is built out?

Reduce the number of vehicles lanes, widen the sidewalks and add a lot of bicycle infrastructure.

Maybe it'll all be wired with fiber optic for the ultimate telecommuting experience.

Nah. That would never work in the burbs.

Latoria and Veterans will be widened and I would assume Wishart will be improved as well. Not sure about Metchosin Road, but it could possibly be widened as well.

Yeah, you can use any builder you wish, always could.

How many phases does this speculate it will be built in? Getting financing for a project like this is is incredibly ambitious.

The developer is British Columbia Investment Management Corporation. Financing for them won't be a problem, I don't think.

As for phases I'd imagine there will be several core phases and dozens of phases among them. Developing 419 acres won't come quick.

I wonder if they'll start off development by the new high school?

How does 2,300 homes compare with what was actually built at Bear Mountain? Do we know? How does this compare with say Gordon Head or Broadmead? This looks pretty massive, but 2,300 homes is probably only 5,000-8,000 residents.

At full build-out there will be 7,000 residents, but that might change depending on how the project progresses. There is also the physical limit of how many vehicles can move through the area and how many people can be served by public transit, etc.

I'll be surprised if there are even 500 SFD's on Bear Mountain at present.

Drove by yesterday,  road work well underway for the some of the new subdivision,

Looked as if they would be doing excavating for some new home foundations within the week or so...

Here is the website from the signage on site...

I was there for the open house last week. Stunning school, and amazing views!

looks like they are almost ready to start building on the lots based on the work that's there. Saw one couple inspecting their future house location...
