Drove by yesterday,  road work well underway for the some of the new subdivision,  

 

Looked as if they would be doing excavating for some new home foundations within the week or so...

I really like their idea of having the 33' and 40' wide lots, they just need to add 45' and 50'.

It is just that one section that is going to have those size of lots and homes, yes?

 

I would assume there will be a mix of types and sizes in other parts of the development.

I must admit, the concept here is pretty awesome. Back lanes for accessing detached garages? Yes please. I have no doubt this development will be very, very well received.

They are missing the larger lots, but add 50 years and a few trees and these will be very nice.

The views from Royal Bay looking back at Victoria are pretty awesome, and if you're high enough you even get to see Mt. Baker as a backdrop. But I'm not sure, in an earthquake zone, that I would want to be on a former gravel pit. Anybody else feel that way?

^ I agree with the view being awesome, and yes a good shaker could likely liquefy that ground.

This is almost a little town going in.  Does BC transit have plans to increase service to the area?  Without good transit every resident of this development is going to be driving everywhere and joining the colwood crawl into town.

100% of the sheeting including the roof is OSB and looks like they are using 2x10'' joists (no TJIs).  

 

Not a huge fan of OSB for roof sheeting.  If you end up with a bathroom duct disconnect, for example, mold grows on OSB much faster than plywood.
