I've been expecting something like this for a while. Each time I walk past this site I think...what a poor use for an urban space...
I am also hopeful that this area in the 900 block of Johnson might be redeveloped before too long as well.

The era of 2-storey cinderblock buildings with half a dozen off-street parking spaces in the downtown core is over (and probably should never have existed in the first place).

Sounds as if that building needs replacing sooner rather than later. From the article:
“The structure is actually failing. Our foundation is failing and sagging. As well, we’re starting to see, as a result, the windows in the building are starting to buckle and push, [and] we’re getting parts of the exterior starting to release from the structure. And then of course we’re chasing pinhole leaks in the plumbing,” Kerr said.

Sounds as if that building needs replacing sooner rather than later.
But even if they are "allowed" to displace tenants to effect repairs (current tenants have been offered space in other buildings), I am sure the CoV will expect the owner to keep the rents the same as they are now after investing potentially millions of dollars out of pocket.

The city is considering a rezoning application for 6-unit townhouse at 2910 Shelbourne Street.
Looks like the project is being proposed by Aryze (same folks behind Frank Townhouses). Their "case study" properties look to be on the fancy and expensive side. Then again, any place where the light switches aren't harvest gold and the stucco isn't cracking looks fancy to me.

Ah yes the Shelbourne "wedge"; I was always curious whether it would be developed one day or perhaps left and perhaps buffed up slightly as a green-park space. I guess with the housing situation today it was just too valuable for the latter option.

If that's the case, the Mason St. Farmers are going to wish the City passed the drive-through expansion.

Perhaps McDonald's could become a commercial tenant in a mixed-use, multi-storey development on its existing site. The land is currently quite underutilized for its location.
