Not really a rumor per se, but since we are talking about churches, Glad Tidings church, who owns a massive amount of land at Quadra/North Park/Caledonia, has some pretty ambitious plans for remodeling/expansion of their buildings and redevelopment of their surface parking lots.

That's the genius of the Christian church:

 

-Mosque: services five times a day

-Church: service once per week on Sunday, rest of week, Robbins Parking income

 

Churches in the north Downtown area hold a staggering amount of real estate in up and coming neighbourhoods.

Well, Glad Tidings has services pretty much every day and at least 3 on Sundays plus daycare, etc.

OK the stuff that is happening in the short term are:
Move the main entrance to Caledonia. Construct atrium public space off new entrance complete with coffee shop area.
Consolidate children's programs into one area.
Improve outdoor areas / beautification.
Rooftop patio area.

They do have renderings inside the main Quadra St entrance of this shorter term stuff. My phone no longer takes pictures, though.

They want the church to be a Monday to Sunday hangout place more than just a Sunday place.

Longer term, the parking will go underground. Residential towers are envisaged. The Lead Pastor envisions as high as 20 floors. GT owns most of those big lots on Caledonia as well as the Szechuan restaurant and of course the Quadra St lot.

This would create a significant change to my western view, but I am 100% in support of it!

^ I believe the print shop next door has a purchase agreement with the guys who bought the funeral home on Johnson, so there's the potential for assembling a sizable development site

Yup ditto for our parish - services every day of the week except Mondays, with two/day Fridays -> Sundays. When I say "our" parish I mean my wife's of course. I'm not Catholic. I just show up for the good grub at the social luncheon's.... :)

This is a valid point, though. Glad Tidings in particular has substantial property holdings that are currently used as surface parking lots. This space, on the one hand, earns them a lot of parking revenue, but also holds significant and growing real estate value.

True enough. Services was probably the wrong word. Stuff is going on every day. Childcare, addictions recovery, youth groups, women's groups, international groups, choir, etc.

Can't wait to see a rendering and site placement on this one.  Not sure how you fit 6 townhomes of any size on this lot.

I'm new to the forum although I have lurked for a while. My name is Luke and we are partners with Aryze on this project and I'd be happy to answer any questions people may have. For starters, Bowker Creek was relocated and now runs down Pearl Street. Also, we considered acquiring the southern properties but at the end of the day, we are a design driven development company and wanted to the challenge. We've recently applied for rezoning and have received good feedback from the Oaklands Association and area residents.

 

The design was done by a boutique firm out of Vancouver called D'Arcy Jones Architecture. We are super happy with the results, we think his usage of modern lines and classic exterior material textures will be a unique addition to the Shelbourne Corridor. Units are 1500sq.ft - 2000sq.ft and feature rooftop patios behind a six foot parapet wall.

This came in a newsletter today re: the Downtown Victoria Y. Just solidifies what most of us could already assume.

 

Looking ahead - Your Downtown Y As our Region has grown and changed, the Y has evolved to meet and strengthen the development of healthy communities.

 

In 2016, we opened the Westhills Y in partnership with Westhills and the City of Langford delivering health, fitness and aquatic programs and childcare services. We also opened a satellite facility at Eagle Creek Village in View Royal focusing on a range of fitness programs and childcare services. It’s now time to explore the future of our primary location, the Downtown Victoria Y at 851 Broughton Street, where the Y has been in operation for the past 52 years.

 

The Board has contemplated the Downtown Y’s facilities. A facilities study and needs assessment were undertaken in 2012 and 2015 respectively which highlighted issues and opportunities as well as the progression of our role in the community. As we look to the future with a desire to remain relevant, viable and accessible to all citizens, we are considering our options in the downtown core.

 

The Y is a charity, and the not-for-profit organization owns the property and facilities at 851 Broughton. The Board believes that it is prudent now to formally explore the strong real estate market and seek out innovative partnerships and redevelopment opportunities to position the Y in downtown Victoria for generations to come.

 

What this looks like, we don’t know. We are simply letting everyone know that we are formally exploring future opportunities for the greater benefit of everyone. Our members, our volunteers, our employees and families of all ages who participate in our programs are our priorities in all future considerations.

 

I've said it before and I'll say it again. The City wants to redevelop Crystal Pool. The YMCA wants to redevelop 851 Broughton. Please, for the love of God, work together and built one damn beautiful facility for downtown.
