A Temporary Use Permit (NOT a rezoning) to allow transitional housing at the old Tally Ho (3020 Douglas) is in circulation with City of Victoria. TUPs can be issued for up to 3 years, and renewed once for an additional 3 years. Dev Tracker link is here: https://tender.victo...Number=TUP00003
CitySpaces is representing CoolAid, same as Mount Edwards. Long term plan appears to be complete redevelopment of the site, so the TUP will allow occupation while those plans are prepared, financed, etc.

It's such a delight to see this part of Douglas Street being turned into a low-end slum. Kudos to BC Housing, Cool-Aid and the CoV!

I can see Pic-a-Flic and Mac's as 2 of the ground floor retail tenants in the new 5-storey residential building. Don't bother attempting 6 floors (despite the OCP); the NIMBY's will massacre any proposal taller than the trees/telephone polls.

Seriously? Every building adjacent to those houses (except Mac's/P-a-F) is 4-5 stories.
This is EXACTLY where this type of increased density makes complete sense. The era of the detached (formerly) SFH in the Cook Street Village is no longer viable if Victoria is going to manage it's urban growth in the next 25-50 years.

As long as it isn't just a continuation of the 10-storey cubes across Johnson Street. A little variety sure would be nice. I imagine the arbitrary and unnecessary height restrictions are in place here.

The 800 and 900 blocks should ultimately be where the bulk of the height goes (in addition to Douglas/Blanshard right up to Uptown (20, 30, 40 stories, whatever). Anything above the current 10-12 storey height fronting Cook street could create a wall effect which might look cool from the harbour (if 30+ storeys), but not coming down Yates into downtown.
Victoria needs layers.. it has a couple in place - the lower historic on Wharf street, the buildings in behind, but then ideally a 30+ layer of modern picture worthy buildings in behind in the 800-900 blocks. In my pic below you can see the start of the tri-layer cake:
Funny, I don't think I notice that checkered grey and green paneling on the new building on Fort street across from the Bay Centre before.

Of course, with the exception of Yates on Yates almost every other building constructed or planned for this zone falls well short of 20 stories. You dare broach this arbitrary limit and you have a battle on your hands with City Hall. In addition, in order to maximize potential in the Vancouver-Cook zone of Harris Green, everything is pretty much being built to cover the entire surface of the lot to the maximum allowable height. Half of the north side of the 1000 block of Johnson is particularly ghastly in that it will consist entirely of the same unvaried cube once the 1088 building is complete. I'd really hate to see this exact same form repeated on the south side of Johnson street. This area could really use at least one of Victoria's famous "15-storey skyscrapers" to break up the monotony of the rest of the contemporary built form.
