....especially on one bedroom units without parking on the lower floors on the north side. Starting at $400 per square foot. They are actually cheaper on a per sq/ft basis than 2009 pre-sale prices at the 834 and the Era is superior building and location in my opinion (coming from someone who owns a unit at the 834).

Yes, some have zero view, but having said that, the office building (where I have my office) has no windows on the back facing these units.

To each his own but it has to be tough moving units that small, priced that high and exposed to a giant blank wall.

$200k is pretty reasonable for a brand-new concrete building. There's probably a bit of a 'brand-new' premium built in there, but this seems pretty on part with what you can get for 200 grand.

I look at it from a different angle. If I bought the Era unit for $202k and one day chose to sell I would be in the worst position and have the least to offer compared to other sellers. The market for blocked in units is tiny especially in the $420 per square foot range. At Metropolitan you are paying $331 per square foot with south exposure which means a brighter living space.

I took a few more photos than you did from various perspectives and did an analysis on their price differentials....I bought the $215,900 as seen in my crappy rendering. I'll be writing an article on a few pre-sale topics in the next few weeks. On the back side the one bedroom price differential is not uniform going up. It is $2,000 per floor up to the 5th and then it jumps from there significantly.

I think a better comparison would be Mondrian versus Era versus Promontory in terms of per square foot pricing. The Metropolitan is 20 years older which is not insignificant.
When it comes to renting out units blocked in doesn't affect things too much from my 834 observations; however, it can impact resale.

Today's marine layer made for some cool photo opportunities (well, for the first two photos anyways). This is the same sort of atmospheric condition that gives LA it's signature haze (which most people assume is smog).

Quick update relating to the sales re-launch. It looks like Concert is offering $2,500 rebates on one bedroom units and $5,000 on two bedroom units.

Concert Properties’ 15-storey mixed-use condo and commercial project in the 700-block of Yates Street, dubbed Era, has re-launched its sales campaign after a year-and-a-half hiatus.
The initial sales period in 2012 moved 51 of the tower’s 157 units before the temporary lull period came into effect in November of that year (not unlike a similar scenario at the competing Union development in Old Town). On May 24th, 2014 Concert resumed its sales efforts one year out from Era’s estimated spring 2015 completion date. According to Concert’s Senior Sales Manager for Victoria, Alison Wedekind, the hiatus was a marketing decision based on a desire to focus the project’s marketing efforts into a shorter time period closer to the building’s occupancy phase.
