And I haven't even mentioned the costs of running it. Are you hiring a cleaning service? Or are you going downtown everyday at 11 am to do it yourself?

Yes the demand is crazy high in the summer. I have a friend that runs an AirBnB in Victoria in a condo downtown. 1Br. She only rents it for June July August September. She lives in the apartment for the 8 other months of the year. Has a property manager deal with the day to day cleaning and check ins. During the summer she works remotely out of her cabin at shawnigan. It’s a bit of a pain in the ass to remove all her personal belongings for the summer but certainly worth it given the money she makes

Oh, yeah, in the summer you can clean up financially. Roughly double what you make in rent. But you (or your property manager) has to hustle. Having a minimum three or four day stay makes things easier. Daily check in and outs will drive you mental with all the juggling. Even if you have a cleaning service you have to make sure they can fit your schedule.

Thing is with longer stays of four to five days, it sounds good with less work but then you have these little leftover one and two day openings. You have to decide to leave them vacant or fill them up and then you're back with the daily check ins and cleaning and you're pulling your hair out scheduling everything and trying to dry two loads of linens and towels before the next check in.

There are services that handle all of that for you as well as cleaning. You just get your cheque at the end of the month.

Yes, but the context here is would it be profitable at this location. Cleaning could cost anywhere from $40 to $100 and depending on the advertised cleaning fee that could really cut into your margins.

interested to see the final selling price ;)

pended at 467k==>or $830/sqft with one parking spot

have not looked back since 2019 untill now... same unit had been poped up on the market again... around $940/sqft now..

 

each year, the asking pricing is climbing 20k per unit...(approximately).. this time, I may get back into a two beds with parking spot...

We should also take into consideration inflation and costs.

Even in a flat market 2-4% per year is reasonable.
