When it comes to leaky condos I thought stucco buildings were usually the problem, not the solution. Conversely, I thought brick buildings were usually pretty watertight which is why I was so surprised to see Denby Place being remediated.


Stucco is one of the best materials if it's done properly.

Done poorly, as was the case on a lot of leaky condos, it's a disaster.

The scaffolding is coming down off this one. It looks alright; the stucco and glass railings make it look lighter compared to that heavy, dated, dark brick.

This place looks good. Ya, sucks for them to have to pay $50k or $75k each or whatever it costs, but they sure do have a building that looks 73% better then it did when it leaked.

EDIT: Just noticed that one unit up top with enclosed balcony. I can't recall how many had enclosures before the fix, but there were quite a few. Guess the cost over and above the leaky fix was too high.

The reno looks really good! Hopefully this will increase the value of the units. The enclosed balcony looks really good.

I remember seeing a two bedroom unit on MLS about a year and a half back which said the bill for remediation for it was $125,000!!

Interesting story about the woman that over saw the remediation. She works for Firm Management. One of the only property management companies that can see a project like this through.

I didn't get close enough to see if there were any vehicles under the pile, but I'd be a little surprised if there were no cars parked there overnight. Don't know what time it fell.

Actually, the Frenette's sold Integrity this past summer to Parker Johnson Roofing. Joe Frenette, the guy in the pic, is the general manager now.

OK, I stand corrected. I know Joe, but do not know the workings of the company. Joe's a solid guy.

Don is there for a few months during the transition and Joe will stay for 2 years as I recall.

The scaffolding was set to come down Wednesday.

Meanwhile, climate change must be responsible for the wind tunnel moving from the Humboldt Valley up to the Cormorant Alley.

“It must have been one heck of a wind to take it down,” he said. “We’re right in a wind tunnel here.”
