Ya.  This Saanich councillor needs to head down to building permits and inspections during M-F business hours, and see how much all this stuff costs, before he says this can be done for $25,000 and up.

$25,000 will get you about 150 to 200 square foot stand alone building - The micro condos in Vancouver do not seem to get smaller than 250 square feet.   

 

Realistically a stand alone building that could be use for housing would likely have to be at least 400 sq ft and that would cost $50,000 to $75,000 to build is my estimate

 

If you go shipping containers you would need at least three of them welded together to create a small livable space - 380 sq ft

I honestly don't know if more than 5 of these have been built in the City of Victoria in the last 5 years?  I've personally ever only seen one -> (see photos 17 to 19) http://www.christina...e-St--Victoria/

 

Great in theory, but just not economical or practical when municipalities lay down the requirements.  The city will hit you up for at least $30,000 to $40,000 for permits, larger water line, storm and sewer upgrades, etc.

 

 

These suites would be great if a plumber could come by and run a line out to the detached suite off your existing supply, tie in the sewer into your main stack, etc., but such is not the case.

I live next door to one here in Saanich, but it was built as the same as the house itself a couple of years ago.

 

Friends of mine have built one for their own use, but it has no water

Vancouver has 30%of the odl "SFH zoning" with granny suites/AADU/detached secondary suites. I really don't see the issue, especially as the existing stock of SFH has dropping occupancy with boomers.

Most of Vancouver's detached secondary suites were stand alone garages with lane way access. Do we have many lanes with detached garages here? In Saannich?

I think there are some small streets with great potential. Like around Hillside. Bakery Mews for example.

Is this a surprise? Who wants to go through a re-zoning with all your neighbours showing up to the meeting and complaining.

 

To make things worse building a garden suite requires a HPO letter which means writing an impossible to pass 100 choice MC exam on building code and such.

 

Unless they take away the re-zoning with this addded HPO thing (as for last summer) we will probably see 5 garden suites in the next 5 years, not 18.

We put in a legal suite in the 90's in our house on Bushby St. The hoops we had to jump, the variance, the costs to increase pipes and firewalls was extremely stressful. The worst part was obtaining 'permission' from the neighbours of which one ran a B&B that was limited to 3 rooms but she rented 6, and -3 had illegal suites or had built illegal additions without permits, and to hear them all object over the lack of parking or the permanent increase in density in the neighbourhood was simply insulting.

 

It probably added $25k or more to the costs and took nearly a year from start to finish before we could even start....never again. We sold that house and moved twice since. We now understand why folks just do stuff under the table.

It passed last night, no more re-zoning required, just a ton of bureaucracy and you have to write the impossible to pass BC Housing Owner-Builder exam.

But yeah, as we were saying on CFAX this morning, this will amount to very little in the grand scheme of things. Few homeowners want to entertain the idea of tenants on their property, let alone paying significantly higher property taxes for the privilege.

One caller called in to say we were too negative, but it is what it is. It's great the City has made the process slightly easier for those who want to build a garden suite but there's nothing to get excited about if the hope is for a flood of new housing units.
