The first of the above 3 photos sure makes you realize how out of place these urban car lots look now.

Don't worry; their time is coming.

Urban car lots or urban cars?

Both, perhaps.

Is there a new completion/occupancy estimate?

I believe occupancy has been granted for much of the building since at least mid-June, but maybe more formally July 1. I've seen a few normal looking people coming in an out of the building in the evening and there are quite a few units for rent on UsedVic and the like with the "Available Now" note.

Any more word on that clever little design for the very corner property at View and Vancouver next to the Jukebox?

I am sure it will have fewer than 60 units.

Right. Thanks shoeflack. I love that concept. It is so different from anything else in this city. But that link is one year ago. I hope some plans are progressing.

Can we make this one complete or is there still work being done in some corners?

A few exterior metal panels waiting to be refitted. The interior of the noodle restaurant is being renovated. Don't know about residential occupancy.

I would say it's pretty well complete. Much of the building has been granted occupancy since June. They've also nearly finished clearing the phase 2 lot next door. They have had the cleaners in the unoccupied suites all week. I expect full occupancy by August 1.

Excavation started in July of 2016. It took 36 months to complete the project. And that's with a very shallow excavation.

Just goes to show how bogged down the construction industry is.

Keep in mind that a huge chunk of that time was the pilings. They spent about 9 months on excavation/driving piles into the ground alone before they even started pouring concrete. It look them a full year to get to ground level. Shallow excavation, yes...but an extremely complicated one.

Basically Year 1 was excavation to ground level, Year 2 was ground level to top out, and Year 3 was top out to occupancy. Nice of them to keep the milestones evenly spread at least  :construction:

Ah, so excavation/ground prep would have started in the fall of 2015, then, since the piles were already in the ground by the summer of 2016.

Hold on, check that. Pile driving would have started in June, I think, and the crane was assembled in January of 2017. There was also some excavation work that had been completed much earlier.
