I put a request for info in to the architect and have not heard back. It's been a couple of weeks now.

Thanks Mike- I know that there are sometimes complaints about the speed of the city's process, but the primary catalyst for lengthy, drawn-out approval processes can be (in some instances) the applicants themselves.  Interestingly, the inactivity also coincides with a strong market for multi-family residential real estate in both the condo and purpose-built rental segments.

Yes, that's exactly what I am wondering. This is a hot market and time is slipping away (potentially).

 

But I also have to wonder if due to the developers here being medical professionals and not real-estate folks, if that adds a different level of complexity/different timelines into the fray.

I have a feeling it might have been a standoff between the developer wanting to keep the old facade and the City wanting it demolished to widen the street. Add to that the usual staff/community input and your standard financing challenges.

The developer wants to keep the old facade at all costs as the existing building is built with zero set back.  If they tear down the building then they have to meet the new zoning setbacks

I doubt this project is caught up in the age-old residential/commercial dilemma. Many of the big medical buildings in this city are near 50 years old or gone altogether so the demand for state-of-the art digs is in demand I would think.

It would still require a variance, since new Building and Development Permits would be issued. Right now it is legal nonconforming, but that designation will be wiped away with any change of use. I believe they are asking to rezone anyways, so the City could always consider a site-specific zone or variances to a standard zone to allow reduced setbacks. If the City wants a road dedication, then that all becomes moot.

Any updates? If this and the Fort-Royal seniors project proceed it will be quite a transformation for the Jubilee neighbourhood.

Stuck in limbo. They still haven't got the rezoning and the five doctors who are developing it are not in total agreement on what to do next.

Yes. One of the principals practises next door in the Richmond Medical Building at 2020 Richmond.

Does anyone know what's going on with the Turner building on Richmond? 

A neat building, but a terrible shame to see it decay like this. 

I realize a group of doctors own it, but it's been in suspended animation for a decade now, ugh!
