Can anyone shed light on a construction project in View Royal on Burnside Road near Watkiss Way? It's right beside the elementary school.

It looks to be woodframe construction but there is no indication of what the project is all about.

The piece of property right on the corner of Watkiss and Burnside Rd. W?

Last I knew it was still for sale with Pemberton Holmes.

Went out and had a look at these places today. On Burnside north of VGH.

No realator on site, just the developer and his son. Said they are in the process of hiring a new realtor as the last one didn't work out too well.

Nicely built and structurally very sound. Each unit has their own underground two car garage.

Some design deficiancies, some of which are correctable, some not so much.

Apparently, none of these have sold.

A realtor told me there were nice units in terms of quality building and finishing, but the layouts were very difficult.

I think 3 of 21 have sold.....the $529,000 units started at $669,000.

The layouts actually aren't that bad, the finishing is very good, two car garages, etc. In the low 500s I like these a lot.

I think the problem is the market segment. There are just very few downsizers. I find locals in their 60s-70s are reluctant to sell their 2,500-3,500 sq/ft dated box in order to move in a brand new town home. Also, they can't pocket $250,000 with the move because their dated home is $500,000 to $700,000 and a new luxury townhome runs in that price range.

For those coming out of town, the location is probably a little off; however, will improve with the new development going in 3 minutes away.

The units are very well built, overbuilt in some cases, and is the most earthquake safe building around.

The design of some of the units is very poor however, they couldn't have had any women involved when they were designing them. In one of the larger layouts there was no place in the kitchen to store food, there was that little cupboard space.

I was also surprised at the noise from the TCH.

There was just too many shortcomings for me to buy one, but they were built as high end townhomes and they just are not going to sell to that market.
