Tri-Eagle Development is proposing a three storey, 15,000 square foot office building with groundfloor retail at 1590 Cedar Hill X Road, part of Shelbourne Village Square.

Parking over capacity at Shelbourne Village Square will allow 1590 Cedar Hill to be built without additional parking and keep the developer from building an unsightly underground parking access ramp.

The Atrium also plays a part in this project by guiding the design of the groundfloor by architect Charles Kierulf of de Hoog Kierulf Architects.

Victoria-based Tri-Eagle Development has had its hands full in recent years with the construction of 947 Fort Street, a six-storey office, commercial and residential project in downtown Victoria; the Raven Building, an award-winning 3-storey office project in the 4300-block of West Saanich Road; and a successful rezoning for a 15-storey downtown office tower.

Now the outfit is crafting plans for 65,000 square feet of new office space between two projects in Saanich.

This will do a lot for that Village along there. It will bring in more day time eaters from the offices. This village has a lot of potential but they need to work on hiding all of the parking. I am surprised that a little Uni village has not developed here or at Uni Heights.

Unsightly underground parking ramp? I never realized this was an issue.

Looking the pic here, am I right to assume the building is right at the corner of Ceader X and Shelbourne?

The new building will be on the site of the current Individual Drycleaners building.

Parking ramps are in general unsightly. I think that is what is meant.

Yes, there is a huge demand for office space close to the University for all manner of businesses that have connections to the University. There are various different people working on business while they do their graduate work. Various profs also run companies. Proximity helps.

I think in an ideal world Saanich would rezone Mackenzie between Shelbourne and UVic as commercial office and retail zone

The developer is in talks with various medical professionals interested in office space. Dentists appreciate moving into new space considering the amount of leasehold improvements a modern dentists office requires.

The new building appears to do away with the setback that the previous building had. That will be a subtle improvement to the streetscape.

This project should be completed by the end of 2012. Tri-Eagle has also purchased property along the Pat Bay just north of Uptown and hopes to develop either townhomes or condos.

Are you referring to the Colwood Corners shutdown that is believed to be a problem caused by the dry cleaners? This project is well ahead of Colwood Corners and nothing has been reported thus far.

Do we even know what about the dry cleaning outfit at Colwood Corners is causing demolition delays?

Dry cleaners have been notorious for contamination in the past. The main chemical used in dry cleaning TCE has been commonly mishandled until recent times (last 15-20 years). Not sure if that is relevant to the sites discussed above though.

This is likely the problem at Colwood Corners then but like I said, I don't think this issue was/is a problem at this construction site as demolition started in October.
