If that's the case, then there is a lot of sales missing in the stats. Depends where Marko is pulling the numbers.

65 sales at the Encore were not MLS listed; therefore, would not make it into the stats I post (MLS only).

Yeah, I thought that would have been the case. There's little incentive for a developer to fork over the $500 or whatever it is for a listing on the MLS when they can draw their buyers in through other means.

Ah okay. Does VREB release full sales numbers ever, including unlisted, new builds, FSBO etc.?

Also often having the sale prices available is not to the benefit of the developer if they are trying to increase prices as the building approaches completion.

Unlisted - No

New Builds - Only if on MLS®

FSBOs - Not your traditional FSBO (for sale sign on the law), but yes to modern day FSBO (mere posting, aka flat fee listing).

Another huge month....October 2012 we had 4,876 listings and only 373 sales.
