The craziness demand isn't going anywhere till the offers start dropping back down to 2 or 3 after a few days on market. That might not happen till August. Worst time to buy ever right now in Victoria.

 

I guess that depends.   Most uncomfortable and most difficult to buy that's for sure.  Worst?  Well prices are going up, maybe it's not the worst time.

Shaping up to be another historic month...

My quick math suggests we could hit 1200 sales for the month. We'll soon have no inventory left if this trend continues. I am rather happy I am not looking to buy into the current market and almost wish I was looking to sell.

I think there are almost always anomalously more the last week of the month due to closing dates etc

Things may be cooling off in terms of growth over last year, but the volume is high nonetheless.

 

I'm pretty sure this is the lowest full reporting week-over-week comparison since I started making these graphics in January.
