It looks like some townhouse and condo owners have tried to jump on the bandwagon by listing their units for just silly amounts. A couple units near us that have been rented for years and are in poor condition with just absurd asking prices (like 1/3 over assessed) have been for sale for weeks.

The silly amount listings are definitively starting to pop up more and more.

I'd just list my place $200k less than I expect.  Why not?  You'd get hundreds of visitors to preview, before your "accepting offers" time.

Looks like August will be another record breaking month. It’s already the second best August since 1990 only second to 2007 (846 sales) but with three days left will surpass that.

Sales seem a bit slower this month compared to September 2015.

They are just about exact.  On September 14th, 2015 we had 274 sales.

I was just extrapolating from the numbers as of today's date. I realize I can only come up with an approximate monthly total this way. Is there any effect (other than on prices) of inventory only being at 60% of last September's number?
