Just to be clear, the quote about the number of properties added is referencing from the start of the year. So for example in 2015 we were up 600 properties by this point, compared to only about 120 this year.

It would be interesting to see the percentage of sales to listings over time. While sales are down, the percentage of sales to active listings for March is up from 43% to 60%, for instance.

I enjoyed the realtor speculating on why the price was so low as if they weren't involved in the decision.

Sales at 68% of last April and inventory at 65%. Prices aren't coming down anytime soon.

Well, I suspect the prices were going to be going up in any case.  It's hard to tell right now if the government regulation actually slowed that price increase at all.

Likely a typical regulatory response - form policy options, present to stakeholders and politicians, work up the response that won't upset key stakeholders.

Invariably this leads to only incremental changes that don't actually solve the root cause of the problem or fundamentally work to change behaviour.

for the housing market to regain sanity, all one would need to do is make banks hold more than a nominal amount of risk. Instead, the approach was to tighten the screws here and there, hoping likely without evidence that it would work.

note: have owned for the past few years, thought the markets were irrational for a lot longer, and still do.
