Could I ask that average prices month by month be added to this. A friend told me last month prices were up 2.75% month by month and I am curious if he is correct

They probably put 100,000 into the home over the 25 years they were there, but that is still a fantastic long-term return of 375% over 25 years. Is that typical of the neighborhood? (St. David St)

Have they considered what their next step is once they sell?
If they haven't been keeping up with the market in recent years, and their plan is to buy another home, they may want to first close on a purchase before committing to a sale. Homes will sell very quickly in this sellers market, but being a buyer is a bit of a different story and could sting ya.

My Aunt and Uncle just put their South Oak Bay home on the market. They haven't been following real estate for a while and were blown away by the realtor suggesting listing at 1.5xx million. They purchased the place for some $300,000 in the early 90s.
They probably put 100,000 into the home over the 25 years they were there, but that is still a fantastic long-term return of 375% over 25 years. Is that typical of the neighborhood? (St. David St)
Sounds about right. 300k would have bought a solid home in Oak Bay in the early 1990s. At 400k+ you were into the Uplands.

$350,000 in 1995 would equate to about $530,000 in today's dollars. Push that back to 1990 and you're at about $590,000.

Quite typical. St. David is one of the more desirable streets in SOB and generally a seller's market.
Your aunt and uncle should be careful about jumping right away. My beloved knows of a couple in Caddy Bay who were not in tune with the market and jumped when an agent said he could get them $1 million.
Trouble was the market steamed ahead during the 90-100 day closing period and they found that their million bucks could not buy a house as good as the one they sold.

They've already purchased a new home in Qualicum Beach. Beautiful place, nearly brand new, sub 1 million. They're ecstatic with how much they'll have left over.Have they considered what their next step is once they sell?

They weren't too serious when they went up island to look, but ended up making an offer (which was accepted). Only after that did the "well, I guess we should put our place on the market" realization happen.

That is why we left the town and moved to Victoria. It is a sea of Nordic walking sticks and Tilleys during the day and nothing after 5 pm.......
