I always like these stats Marko, thanks.

 

I had lunch with a commercial Realtor yesterday, he says that he has loads of Chinese that are interested in buying easy-to-manage businesses, like coffee shops, under the BC PNP program.  He says they see this a a super-easy way to move here and become Canadians.  You have to drop $200k, hire at least one Canadian and run the business for 5 years.

Haha, every commercial realtor in town who I bump into keeps asking if I know anyone who wants to sell a business, specifically to a Chinese investor. It's a fever pitch out there right now.

Marko, how do the VREB put together the buyer's origins report - what data do they use? When I bought a property last year I couldn't see anything in the buying process that could gather accurate information. Is it based entirely on the "previous address" given by the buyer? This would overcount as "local" anybody who rents locally (or stays with friends/family) before buying, which would be most new arrivals. For example, the address I used when buying was a local vacation rental. If it was instead based on the ID shown by the buyer (such as a foreign passport), it could overcount permanent residents as "foreign", even if they've lived in the area for many years.

No system is perfect.  Many times the buyer city is entered into our database  as "PIPA" (Personal Information Protection Act) by the listing REALTOR® and those we have to throw out.   The address on the front of the contract should be the address on the buyer's driver's licence as the driver's licence information is used to fill out the FINTRAC forms.
