Something like this would be highly preferable, in my opinion. Like I say, add two or three stories on top of the taller portion to make up for it.

I tried to track the various versions envisaged for this site and I think I lost count around seven distinct designs dating back almost ten years. Single straight tower, curved tower, twin towers, staggered height towers, NS orientation, EW orientation, high end, low end, you name it, it's all there in the other threads if you want to look.

 

The massive wall was a problem previous architects fixed. I think it eventually got refined to the point that it was viable while still preserving some good viewscapes but now I don't know where we are. Square one, I guess.

^^ Right - at 15 storeys, it'd only be two storeys taller than the Wave, just to the east.  And I bet those floors are shorter than the wave, so it'd be pretty close to the same height.  Doesn't the downtown plan call for 15-20 storeys here?  I'd also far rather something tall and thin went up.  

 

Also, the final disposition of the Capital 6 building should be clarified before this is allowed to proceed.  I don't see how we can plan for one lot and not for the more important one next door.

BTW, same architects that did The 834, Sovereign, Juliet, Corazon.

 

By the numbers...

72,000 sq ft commercial on the Yates frontage,

5 street level residential units(1 2 bedroom, 4 1 bedroom), 2 fronting View St, 3 fronting to the east side of the building where there is a public walkway (daylight hours only, i think)

plus 204 one and two bedroom units

1-beds are 508-875 sq ft

2-beds are 732-1052 sq ft

3 levels of underground parking, 162 vehicles

proposed height is 45m, max allowed with the current zoning is 55m

I like it quite a lot more after looking at that document. The colour highlights and the wood inset could be quite striking. Still wish it was taller, but I allowed myself to be excited about this going up.

You're right, it seems to have a lot going for it. That Yates Street view study image looks really good. But I don't like the widescraper format in general and I really don't think it works on this particular site.

The benefit of a single structure is that Phase 2 can't get cancelled.

Those rendering are all over the place in terms of accuracy.  Sometimes the View side is 2 storeys shorter, sometimes its 4, others its not even there.  

 

EDIT: OK, I see what is happening - the View wing is significant further east than the Yates side so the perspectives make things look taller or shorter.

After looking at the additional views I am more convinced than ever that the Yates Street side needs to be taller and the View Street side shorter - maybe 17 & 9 to fit within the existing density and number of floors overall. The current "great wall" approach sucks.

With Townline's rental tower proposed at 17-floors I too wonder why it couldn't work at this site. Perhaps the soil conditions require additional investment for a 17-storey building that just wouldn't be necessary for a 15? Maybe the Townline site has already been dug, therefore those costs are locked in, and 17-floors then becomes feasible?

 

It'd be great to break up the monotony of buildings in that area. Everything is 12-15 floors in the 800-block and it would have been great to see something stick out a little bit.

If thats true, that explains the office

 

I am a little concerned with getting rid of the public parking downtown and its not being replaced.  How many spots have we lost in say the last 10 years?

I hope you are saying that tongue-in-cheek. I cheer every time another one of our ghastly surface parking lots is redeveloped into something both more aesthetically and economically pleasing.
