All I know/understand is, it's not applicable for taxes payable this July as we missed the deadline to qualify (or something like that), late last year. My understanding and hope is that it applies to the entire development as that is what was being promoted/displayed in the sales office materials. I'm not sure who to ask to find out for certain though. If you find out, can you please come back and let us know?

I did some digging in my disclosure statement, Marko, and my understanding is this - the footprint of the entire development, old and new, is one single lot. Lot 1. As long as the developer adhered to the rules for 10-year exemption (38% reduction), all the units in The Janion should qualify. In order for the exemption to have been applied in the 2017 tax year, occupancy would have needed to have been prior to October 31.
I believe that our 2018 tax bills will reflect the exemption and, will run for 10 years from 1 January 2018.
I just received my Property Tax bill and, I don't see an exemption/reduction mentioned anywhere. I was pleased to see a lower-than-market value (much lower, actually, judging by reported sales here). It made the lack of a heritage reduction this year easier to take, as the tax was lower than I'd expected. I'm thinking, though, that if these low market values are across the Janion board, some who are financing might get raised eyebrows from their appraisers and lenders.

OK. $295,000 / 291 = $1,013.75. $13.75 more than $1000. Or 1.375% more than $1000/sq ft.

I suppose that depends on how one defines well over. For example, the Pandora bike lanes get used by well over 0.3% of the population of the CRD on a daily basis.
