Enhance the progressive nature of the property transfer tax (PTT) by introducing a sliding scale of rates from 0% on the first $200,000 of property’s value, to 12% on property value over $3.0 million. For properties under $1 million, PTT will decline.

See, that's exactly what I'm talking about. I try to make a rational point (that a city requires workers to function), and you assume that I'm "blaming others for my predicament."

 

I don't have a predicament. I bought a condo.

I was lucky and managed to snag one of the ~20 condos under $250,000 in the area (only 9 of which are cat-friendly and over 500 sq feet). A previous offer on it collapsed and it was sitting stagnant, which is how I avoided a bidding war. It's 2-bedrooms, about 800 sq feet, in Esquimalt. It needs work to be perfect, but it's not bad. The only thing I'm a bit choked about is shared laundry (it's free and right by my unit, but there's only two of each machine for a building with 21 units). I was finding anything with in suite laundry was going in a bidding war for $300,000. And since we're getting booted from our rental at the end of June, I had to either buy what I could afford today or find a new rental and put off buying for another year.

Is there a possibility for you to install an in-suite washing machine? You can get units on wheels that you can move up to a sink. Then you can pick up a ventless dryer that you can stash in a closet.

 

This might not work out for you, but maybe it can get the cogs turning a little bit.

Good news!  Sitting in the laundry room does not suck so much if you bring along a comfy fold-up chair, the internet, or a movie or two on your tablet.

Oh? I used a wheeled washing machine once-upon-a-time. It was awesome. Other than being on wheels, it operated just like a regular washing machine.

We're hoping we can convince the strata to let us install a washer and a condenser/ventless dryer. We won't be able to afford it right away, though.

Shared laundry facilities definitely suck compared to in-suite. When I was looking for a condo about a dozen years ago, I informed my agent to not bother showing me anything where I wouldn't have my own washer-dryer. It was a deal-breaker for me then and would be today.

Strata might freak out at this. They might deny it or at least make you get tons of insurance. I know a guy whose washer blew a hose, leaving his penthouse condo ankle-deep in water. So make sure this is covered under your policy.

People really freak out about corrections, but they are typically 4 or 5 year blips on an otherwise upward chart. Seattle was the same. Meh.

 

Sure, it's like the stock market.   If you invested in 2008 it dropped some 50% but then recovered several years later.   Does that mean 2008 was a good time to invest $500,000 into the stock market?  Nope.
