Even so, I'm not sure that the area needs that much public/semi-public space. Fingers crossed, but I wonder if they might have gone overboard in that aspect. We'll see.

I think it will get fairly well used by the people who work in the area.  I doubt people will picnic there or anything but they will use it to get from point A to point B.

I like this development a lot.  Seems like a Victoria version of something you would find in Ottawa or DC.  very capital city-esque.

Had an opportunity to have a closeup view of this project today.

The first portion of this development will be completed in August .

Deconstruction of remaining structures and excavation next to Queens Printer will also begin in August.

The Library will be located on the corner of Superior and Menzies

Red Barn Market will be located at Michgan at Menzies

Bicycle Ramp a few feet north of car ramp.

When complete there will be stairs on each side and two troughs in teh middle for bicycle wheels so rider gets off bike walks down stairs while holding bike in concrete troughs.

Now something interesting. All of the surface water will be collected from the property including the roof. It will be stored in a cistern. The cistern is on the Superior side below grade and on the parking level. It is basically a huge concrete box. Dimensions are approx..141' Long x 60' wide by 12'tall about 2850 m3. it will hold 2.8 million litres of water.

 

This water will be used for irrigation as well as the water supply for fountain and pond features at this site

 

All of the  water that enters it will enter via a Jellyfish Filter.

This project,when complete is sure to become a focal point of James Bay. It will surely become a destination and will be a welcome addition to this neighborhood.

I foresee it becoming a meeting place and with the green space incorporated into it, the library ,grocery store and coffee shop a very busy place .

Yes, amazing detailed pictures and explanations, thank you.

I'm sure once the landscaping and amenities are all there it will be a great functional hub, the design though is really underwhelming. Suburban office park with a dash of Uptown thrown in.
