Leasehold apartment properties - how to value them?

The costs for services (water, sewer, garbage, etc.) are higher as the reserves are typically not as efficient as municipalities.

So Orchard house is on native land?

If that's the reason than that would answer the question I've been asking: why a lease? Sounds like a silly way to go unless you're forced into it.

A lot of apartment leasehold properties in Victoria include city taxes (something you would pay for separately in a strata freehold condo).  Also, a lot of condo leasehold properties include heat and some of them also include cable!

No.  Natives do not have little pockets of land here and there.  Even when they get the Esq. liquor store site and the PCC building I think they are allowed to sell those properties if they want, they will not be part of regular reserve lands.

Ok, so it just sounds like it was a way for developers to sell condos at a time when condos were a relatively new housing type in this region, and I'm sure anyone buying a condo back then was looked at kinda funny.

Unless they are specifically restricted from being made into reserve land, there is no reason the First Nation could not take any new lands and make them reserves

Only the federal government can designate reserve land.
