Just keep in mind that some units on the north and east frontages will be obstructed by the upcoming PARC development (https://victoria.cit...c-829-891-fort/).
That being said, once the Y property is redeveloped that part of town will really have come together.
Ideally, if you’d like to preserve views I would recommend southeastern or southwestern units.

I like this building, but does it not seem something is out of whack here:
A one bedroom 7th floor, 581 s.f. for $519K - $893/s.f (SE exposure?) https://www.rew.ca/p...eet-victoria-bc
... and
a one bedroom 6th floor, 785 s.f. for $539K - $687/s.f. (NE exposure?) https://www.rew.ca/p...eet-victoria-bc
The latter appears good value for a 2017 built steel and concrete building, but the former?

Price difference is all about the uncertainty re: the big project coming next door, no?

The northeast view will be blocked by https://victoria.cit...c-829-891-fort/ and this has been priced into the rates.
Too bad Escher wasn't twice as tall; then most of its views would have been safe.

OK, I wasn't aware that the future "Parc" would obliterate the Eastward view of the "Park" from Escher.
Makes sense to me now.
Further reinforces my decision to buy one of the last remaining units at Duet rather than wait and have more choice at Escher.

So the sixth floor unit has sold for $527.5K after 12 days on market, ~$672/s.f.
Hopefully the buyer is aware of the future vanishing views in the near term.
Is there an obligation on the buyer's realtor (assuming there was one) to point out the adjacent future development?

If they know about it they are obliged to.
This is why it is so important for purchasers to consult Citified. You'd have all of that information at your fingertips.

Fact is that I’m not too upset about the building going up next to me and I felt that getting the unit, which I preferred over 20+ others I’ve viewed across buildings like B&W, 989, Penthouse at Jukebox with 650 sq fr patio, at 20k less than a unit a floor above wasn’t the worst deal I had available to me.

And from your position you’ll have a great vantage point for photos of the construction next door

Quite pleased with my little Chard built unit.
Escher should be a great place to call home.
