I was hoping (not expecting) that the City would work out a deal to have a new YMCA incorporated into a new condo/office tower on this site. They could keep the existing YMCA open until the new one is complete! Then sell off the existing site or do something interesting with it.

 

Too bad this plan lacks ambition, but I look forward to it nonetheless.

Chard is definitely playing it safe here. Located in the "Cathedral District" or whatever it's called limits what you can do height wise and introducing something as controversial as a YMCA would have lead to lengthy consultation and planning, something no private developer wants to be mirred in especially when the building is as small as it is.

It would be nice to upgrade the facility and incorporate it into a mixed-use project but I wouldn't hold my breath.

Well we still don't know what the plans are for the office portion of the site right? I am somewhat concerned about the City designation of this as a commercial street. I would think that 4 two storey townhouses would be preferable to the current plan for the ground floor. Fort street doesn't need any competition and the block between Blanshard and Quadra is just getting itself up and going again. I would love to see some more large units like the place on View Street or even like the 834 Johnson though with nicer siding. Those can still be commercial if warranted but allows for a larger family style unit as well.

Who knows? Could be just a gut and refresh like the old BCF building or it could be a tear down.

Reading that article gave me a headache. Haven't they ever heard of KISS principle. Chard has a point that the development is right on the edge of 25% vs 75%. And where does the city get this 'developers must get 15% profit' thing? Not a free world anymore? On a project costing 1 million, I'm sure a developer wants a bigger minimum profit margin, as opposed to a project costing 50 million!

Well at least it sounds as if common sense prevailed. What I don't get is the City is punishing a developer for the lack of infrastructure that the City should be providing and what exactly are the increased property taxes realized by this development mean for the City anyways?

That looks like a nice reskin on the office but is that part getting converted to condos too because it has a lot of decks for office.

I might be misinterpreting the rendering but I think what you see there is 100% new building.  The existing office would be further west.

From a press release issued by Chard today after the Duet topping off ceremony:

 

At today’s event, Chard also announced that the developer’s next project, the company’s sixth in Victoria, will launch in June. Escher is a 10-story residential development at 838 Broughton Street across from the YMCA and near the Royal Theatre. Escher will offer a wide selection of 82 modern one and two-bedroom suites as well as penthouse suites on the 9th and 10th floors and two street front live/work units. Suites will be priced from $219,000.

“The Chard Development team has worked closely with our architects, Musson Cattell Mackey Partnership, to design Escher with our positive outlook on an evolving downtown Victoria in mind,” said Chard. “Growth of the technology sector, new small businesses and restaurants and a vibrant arts and music scene are all contributing to an excitement and optimism about living downtown.”

The development received approval from the Planning and Land Use Committee and is currently pending a public hearing.
