The BC Hydro and Transport Canada lands were remediated between 2004 -2016 approx. The section bounded by Store, Pembroke, Government and the water lot was the first phase and was completed in 2004-2006.

Yeah and the cost to the taxpayer was close to $100M if I remember.
With all of the heavy industrial use on both sides of the FN land I would think that we are at least decades away from any meaningful Gastown like development in that area.
For several years the CRD was paying the FN something like $500K a month to lease the bare land. Not sure if that deal has continued but if it were me and I owned the land I wouldn't be that motivated to do anything but collect my cheque.

Not sure this is different than most (sometime prime) FN land around here. Nothing going on. Need more leadership.

Contrary to what a lot of people think, most local FN have a multiple of commercial business interests and generate a lot of revenue. According to their own website, the Songhees FN as an example rents housing to about 1,500 tenants (their on reserve population is about 300).
As such, FN operate on a timeline and with interests that align with their own plan and need for their communities.

Of course, we could relocate tiny-town, but that wouldn't give Helps and Co an excuse to reallocate parking spaces to shipping container homes. Can't have people park when folks need housing!
