1460-1462 Pandora Ave

 

 

Hello all.

 

Looks like the building at 1460/1462 Pandora is being redeveloped. The plot has already been rezoned and a sign went up from DFH with a couple artist's renderings of the new property. Currently there's nothing on DFH's website and my google-fu is completely failing to find anything about the property's plans/proposal. I'll return to the site and take some shots for upload tomorrow. If anyone here has heard anything about the property and what's going up, I'd love to know!

As promised, I've taken a pair of photos related to the property's development.

 

First, here's a photo of the property as it currently stands, with the development board posted on the corner.

And here's a second photo of just the development placard. Contact information is available from the company in question, but so far, there isn't much information. By the look of the board, they must also be grabbing some of the property on Elford as well. The largest image seems to depict the Elford side of the building & the bottom-right image would be the Pandora-side which is adjacent to the park.

I wonder if they have their DP yet. 

Cool looking building from sketches. My guess is that the architecture firm is dHK.

The architect is Alan Lowe. It's two lots on Elford St.

Unit 102 in this project is now on the MLS-

 

It's a ground-level suite with 2 bedrooms and 2 baths and it's priced at $338,900 inclusive of GST.  The unit has 814 square feet and the patio/deck is about 100 square feet (combined total of 914 square feet).

That's a pretty good price....low 400s per sq/ft including GST.

Perhaps land acquisition costs are lower in this part of Fernwood?

 

I recall a concrete midrise on Elford Street that also offers low prices per square foot... but perhaps that's due to age and/or rental restrictions.

That was quick eh - very next post.. and boom they're wrapping it up so to speak.  Looks pretty darn good overall, not sure why the tiny balconies though but the views toward Stadacona park are lovely.  This one flew under the radar.  My pics from this morning:

Must be very near, windows blinds are in, but no sign of anyone moved in yet.  This past weekend.
