Sounds like it's the same idea as the arts factory in Vancouver but in a more interesting building.

Some of you will remember the article I wrote last year on what I still believe is getting closer and that is the large scale abandoning of office buildings downtown by large tenants
It's funny because literally as recently as ~5 years ago we were crying about the crisis of precious office space being lost to residential. It wasn't actually happening but local politicos were crying about it all the same. But now we're saying we have a crisis of too much office space.
Also, haven't we been through the whole "nobody needs office space anymore" thing at least a couple of times before? I remember articles in the 80's about brand new office towers in US cities that were mostly empty.

Why are you giving me grief? I was quite the artsy SOB in my former life. My nude sketches were generating all kinds of interest in the lobby of VV headquarters until Mike K. told me he'd call security if I didn't put some clothes on.

How do you create a great ground floor? Have a read of the latest article on Sidewalking Victoria to see at least what I think they need.

I’ve often wondered what to do about the massive trees that rise four or five floors, totally blocking out light to the units they’re in front of. That can’t be good for the residents.

That's easy. Propose a bike lane adjacent to such buildings and the trees will come down faster than you can say "carbon sink".

New post up on Sidewalking Victoria today. This time I look at the proposal for the YMCA and specifically how I think they could make the ground floor better. Have a read and let me know what you think.
