I would guess my average buyer takes a look at 15 properties before buying; therefore, the chances of 1/15 x 1/15 occurring is very small.
a) I show them both the listing; reference above calculation for reasoning.
b) If they happen to both want to place an offer while legally I could write offers for both I keep things really simple. I pass one buyer off to a colleague at my brokerage. If I have a cash back arrangement with the buyer I ensure my colleague is offering the same deal to that buyer.
You have to remember Victoria has 1240 REALTORS®, it isn't a small town environment where these scenarios often arise.
