It sure is, but it’s comprised of 48-units, about half of Wade’s 102 residences, and without a commercial component. The Wade also has a much larger underground component and is all-concrete.

Probably won’t be able to start the new North section until late summer (guess). That will probably take 4-6 months at best too. Meaning they would be lucky to have all the concrete poured by the end of the year...

Stoked to go the keys this year! Lol

Does anyone know if short term rentals will be allowed in the building? Not 100% on the rules In Vic, but from what I can tell it’s in transient zoning. Nothing in the bylaws prohibit it but guess when strata forms that could change? Also not sure if Vic allows new buildings that fall under the transient zoning to have Airbnb. Or is this question unanswerable until you apply for the business license from the city.

I’m pretty sure 1 month is the shortest rental length. Or at least that is what they said when I purchased.

Yeah September was the last official date. In the latest website update they said they anticipate completion of the project later this year. So whatever that means haha.

Mike, For someone who bought a unit you sound more like a rep for the developer. Even max knows it’s a joke to say it will complete at the end of the year.

Again, I was guessing but don’t think I’m far off from saying that all concrete for the project won’t be done pouring until close to the end of the year. 100 plus units to outfit will take almost a year too.

And given that my realtor commission only NOW got paid after threatening a lawsuit (9k) it doesn’t sound like they are flush with cash enough to expedite anything ( or care enough to)

So if you want to make a wager on occupancy I’m down. My earliest guess is spring 2020 must likely summer though.

Not trying to be a dick just tired of unrealistic optimism for the sake of folks that believe (and plan around) a September occupancy lol

The third floor is going in as we speak. They’ll be pouring the roof by the end of May or early June.

First assignment I’ve seen at the wade. Unit facing interior courtyard going for almost 830/sf. I think it will push over 900 once complete
