...9 storeys full residential or 10 storeys w/ ground floor commercial is what is allowed under the existing zoning for 850 Johnson only...

Why-oh-why is there such specific zoning for one lot in the heart of a city?  Oy vei.  :whyme:

So... any guesses as to how much brick coverage we can expect on this one?

Probably because of the church across the street, as per HB's comment.

I suspect this might be the case. There is no compelling reason in the 21st century why churches need to be given special consideration when it comes to the zoning of the buildings around them. Heck, they generally don't pay taxes and sit empty at least 50% of the time. It's long overdue to file these outdated notions into the history books.

Based on who I suspect is interested in the property, I would say none. Or at least no brown brick.

I am not sure Victoria's ecclesiastical architecture is so unique or impressive that it needs a 500 meter bubble of "nothingness" in all directions around it in perpetuity.

Not site specific, just different from the commercial zone on the corner

its not just churches its large heritage buildings in general. they dont want them over shadowed then eventually hidden and shaded by big walls of concrete.

City Hall is a perfect example---  with 1515 Douglas across the street

or another example is St Andrews Cathedral ------------819 Yates Across the street

 

they wont want what once was the Methodist Church Hidden.......... so, no tall building on that corner.

Who is they and why do they get to decide what gets built near historical structures forever? 

Also how much more will a 12-storey building hide the existing structures than a 9-storey building?

Isn't the standard Harris Green zoning 9-storeys of residential, or 10-storeys if there's a commercial base?

it will hide it 3 storeys more than a 9 storey plus the mechanical room with all the water boilers up there and the elevator stuff

Yup. 9 storeys is being thrown around because the rumour I had heard involved no commercial base. Hopefully the three lots are consolidated and we get something nice on this corner - would be awful to have a bland building beside the conservatory.

From the Victoria Official Community Plan objectives : "8-Maintain views of identified heritage landmark buildings from the public realm through careful consideration of new development within a 90 or 180 metre radius as defined on Map 8.... "  Map 8 in such document, shows both Victoria Conservatory of Music (Metropolitan United Church) at 907 Pandora Avenue and Congregation Emanu-el Synagogue 1461 Blanshard Street as protected heritage property, both with a 90 m protected radius...now the question is, what "careful consideration " means?
