I said it before but seeing the building from that high angle makes me want to say it again:, if the panels on the top two levels of Yates on Yates had a copper/bronze finish it would look amazing.

I will be curious to see the eventual proposal to rework the west side of the block of Quadra between Johnson and Yates. Can a mid-to-high rise still work here?

If you consolidated all the lots between the Vivid/Yates and Quadra there's plenty of room for two high-rises. I bet we'll actually get a fatscraper similar to the Yello, though.

Seems very high, doesn't it? $2,200 for a one-bedroom might just be the highest I've seen yet for such a unit in the downtown core.

I may be out of touch but that does seem rather high to me as well. What sort of ROE would that provide after property taxes, insurance and maintenance fees?

That would be contingent on the amount initially invested to buy the unit, the rate the investor will get, the terms of their mortgage, etc.

That $2,200 could be gross profit or barely clear the mortgage/strata/tax/incidentals obligation. Everyone’s mileage varies, and can vary substantially.

The finishes seem comparable to Hudson Place One, while not having as many shared amenities and lacking central A/C and heating. The shared terrace located at the top is something HP1 and most other new highrises lack, though.

There are a lot of 1-beds available at HP1 right now and they start at $1800. 2 beds are starting at $2500. I don't think you'd be able to get $2200 for that floor plan at the YoY even if it's a top floor unit.

All of them except the cheapest one seem to come with parking. Pretty normal for downtown condo rentals, although a few buildings seem to always have a parking shortage (the Sandpiper is one that comes to mind).
