Oh you!

Oh, and it's Tri-Eagle plus Jawl Residential, it's a joint venture between the two firms.

Oh ya, sorry.  I saw the sales centre on Fort and it was near Alpha stuff.  My bad, it's in the Tri-Eagle building now that I think about it.  More fake news from me, sorry.

I reference it all the time. Whenever I see Mike K. I say, "Are you still pushing that [expletive removed] Citified thing?"

No, but seriously, I love it.

Oh ok. Well that's good since Alpha was already premarketing it.

Who is Alpha?

Alpha is the developer behind projects like the Mondrian and (now) Legato.

NIMBYism has gone to the birds...

A female peacock and her four newly-hatched peachicks have moved to 986 Heywood Ave., just across the street from Beacon Hill Park.

But the problem is the place the peacock family has called home for the last six weeks, is a construction site set to become condos.

"We'd received approval from the city of Victoria about just over a month ago and about a day prior to demolition we find out from neighbours that the peahen had set up shop on the side of one of the building," said Peter Jawl of Jawl Residential.

The project's original schedule would have both homes on the land gone by now but crews decided the tear down would be pushed back until after the chicks had hatched.

I think the developer was clever to take advantage of this situation to generate some good will. Hopefully it won't delay this project significantly. I imagine 200 Cook Street is wishing it had some sort of cuddly baby animals to house on their site.

Only 4 units left for sale! Amazing sales success at +/- $1,000 per foot.

At over $1000 per foot it's become a bit of a bubble, in this persons opinion.  There aren't many buildings commanding those kinds of values, so it will be interesting to see how future resales are received.  Should interest rates continue to climb in the forth quarter and 2018 the markets could cool

Anecdotally, my perception is that the market is already cooling.  A unit in our building (CSV) went for $20K over asking price in April, and another went for 20K under a lower asking in June.  Both were approx $300k above assessed value.  A neighbour down the street today is having difficulty selling his condo for a modest high $300k.

It was mentioned that a Monkey Puzzle tree had to be removed from the site.  Sadly, where were all the tree huggers???? Did they not put up the money to move the tree?  Houses are moved and relocated?

Perhaps they just use the tree cutting thing as a way to prevent development

Monkey Puzzles are not a tree you want to be hugging  ;)

On a related note, there was a project in Richmond where a huge Monkey Puzzle was supposed to be moved to a new site. They managed to load and secure tree in a truck, but but the tree snapped in half in transit. The core was completely rotted, but it looked healthy on the outside.
