I don't think any company is on the hook 10 years later.  The engineers that signed off might be.

Regardless of whether it is common practice or not it makes me uncomfortable. I look at a company like Chard Developments and I see a company that has a track record in the City and a vested interest in maintaining good faith with the public over the long run. 

 

As someone alluded to earlier we have the beauty of the free market you can buy from whomever you want. Chard has product for sale right now as well.

Fully understand that. But a large development with a "short haul developer" could end up like the famous holes in Colwood. Colwood Corners sat for some time because of a questionable company and there is another hole over on Wale Road. Both companies made big promises i am told but really had no track records and that is my point. I my book no track record should be a red flag for anyone.

Yes, I have looked at Chards developments, and I like them a lot. Regretfully he only builds downtown and after a lot of soul searching we have decided to buy someplace on the Westshore. We like the services provided and also like the response from their City Hall to any questions we posed. The Bridge cost over runs,the maniacal focus on bus lanes, the ignoring of the law regarding the opening of Pot Shops, the ridiculous handling by Victoria Council surrounding squatter camps and the future infrastructure costs for older areas all seem to point to higher taxes in Victoria and more social problems to come. I know we come from out of town and don't really know all of the local stories but our "gut" says you get more bang for the buck on the Westshore without all the private Council agendas that seem to be in play in Victoria. 

 

PS - In the last month alone we have run into three separate business people who are also moving their businesses from both Victoria and Saanich for these same reasons. They seem more welcomed on the Westhore. with a firmer and more focused City Hall.

Yup, interesting observations, David. Especially if you intend to remain in place for a while you can’t go wrong by expanding your horizons beyond one particular area.

I’ll try to work on getting more info on the team behind this project. Lakefront real-estate is rare in Victoria and missing an opportunity because of a lack of info at the very outset of the project’s marketing phase would be a shame.

I've been following this development a bit as the location appeals to me and the floor plans looked decent. The presentation centre should be done within a month, it's across from Savage Cycles - basically across the road from the site. Apparently the height is now being increased to allow views of the lake and the structure is now going to be steel and concrete.

oh well.

 

Would have been nice if the developer could have waited until the market was there to build a six story project. I suppose the original version was overly ambitious and just wasn't selling enough to justify building it.

True, but there are a number of tall high-rises just announced for centre Langford.  Density is only for a segment of the population.  If your hobbies are having a shop in your garage, working on vehicles, gardening, you are not going to be looking for a condo.

You're not allowed hobbies like that in a climate emergency.

We are moving into a population that can't do anything for themselves.....take care of their families if something goes wrong except protest.  It's a generation of the needy.
