I think the condos are compatible as is other work and light industry in that zone. Lived in VW for 13 years. Boots on the ground Point Hope is interesting and part of the charm even. It has room to expand. However this is dominating. Hire a better designer to take another stab. Might as well because this brutalist monolith won't pass anyway. The only reason to put this on the table is to start the negotiations with terror....

Correct. It's context....

Put this proposal in the docks of Rotterdam and it's nothing. Put it in the harbour of Downtown Victoria and it's too dominant. It's a design issue not an issue of the industry being there. Just look at the edge treatment Like they did for their first phase.

The general design of this type of shipyard requires a large flat expanse, as multiple "train tracks" run off the central turntable (like the hands of a clock), which allow not only larger boats to be brought up, but also allows more than one or two boats at a time to be worked on.

 

But as noted earlier, there could be a lot of passive softening of the required industrial landscape typical of a large shipyard with some creative thought, and a few dozen (at least) more trees along Harbour Road.

An update on DG from a chat with their people at Vic West Street Fest yesterday:

 

The next building to go up at DG will be directly in front of the Madrona building on Harbour Rd. It will be very similar to the building next to it (388 Harbour Rd) in terms of sizing/massing and but with some minor cosmetic changes. This local law firm (http://www.achesonlaw.ca/) will be moving in to the top two floors, while the ground floor will be commercial space. Didn't get a firm word on when this would be starting but likely not too long after the Madrona is completed this summer.

 

The second building to get started should be the Merridale brewpub building which has been discussed earlier. It is going to be on the location of where the cubes currently sit on Harbour Rd (around here).

 

The next two residential towers along Tyee Rd are expected to start soonish as well. No firm dates but they sounded optimistic - perhaps early next year.

 

They are building from the north to the south in general. The section between Harbour Rd and the Bay Street bridge (where topsoil is now), which was previously expected to be built out last, could now be done in the middle of the DG buildout, with the corner closest to the JSB being the last.

Council will consider a development permit for 376 Harbour Road, a 4-storey commercial building, this Thursday (July 13).  I believe this is the same one that thundergun referred to in his post above.

Just an FYI, we are the development team behind this partnership with Merridale. We have engaged HCMA to take us through the Development Permit and Dockside approvals. I'll post some building designs soon, if anybody has any questions I'd be happy to chat!

Planned for a parcel between the headquarters of Farmer Construction and Dockside Green’s wastewater treatment plant, the 12,000 square foot LEED Gold-designed complex will facilitate the distilling of Merridale’s line of spirits alongside a 40-seat ground floor restaurant with an (approximately) 40-seat seasonal rooftop terrace. A tasting bar, fronting onto Harbour Road, will offer growler fills and a retail merchandising component.
 
The distillery will incorporate the use of vapour scrubbers that eliminate 80% of odours created through the distilling process. A green roof and landscaping along the perimeter of the building and its surface parking lot will complement Dockside’s existing landscaping measures along Harbour Road. [Full article]

This picture confuses me. What angle is this? Oh, I see. They have moved down Harbour Rd from the corner property to the north side of the property to beside Farmer Construction building.

Yup, I believe there were two locations considered originally. The Beta sight (whatever that is) will move to south of the wastewater building to make way for the distillery.

Nice. I'm assuming this building will be the only development between the wastewater building and the farmer construction building. From the picture it seems like the south section of the building is the tasting room/restaurant and the north section is for production with a retail component at street level.

 

Mike, you mention growler fills in your article and I had heard earlier they might start brewing beer, but there's no mention of that in the write up - are they sticking to ciders and spirits?

My understanding is they will feature local craft beers at their retail shop/growler filling station, together with their ciders. The Victoria facility will only distill grain-based spirits (i.e. no ciders).

 

Matt Phillips was actually involved in this operation up until recently when he had to step aside in order to deal with family obligations. I'm not sure if his involvement would have eventually lead to brewing beers at the facility, however.

^ Thanks! Phillips always sells Merridale ciders at their beer events so the relationship there makes sense, although I didn't know he was involved.

Hoping they break ground soon. This'll be a great addition to that area and continue to bridge downtown to Vic West.

I believe once the dust settles and the municipal approvals are in place they'll get to work by the spring of next year and plan to open in time for the summer of 2019.

All well and good for these relatively minor projects to proceed - at least providing a pretense of some activity at DG - but when will the 'meat and potato's' buildings get a re-set...Mike K, VHF?

 

One would think with a red hot real estate market with new projects seemingly selling out relatively quickly, that "now" would be the time to get shovels into the ground yet the tumbleweeds continue to blow around much of the site. Is the delay a result of the CoV, the developer, a combination of the two, or something else?

It seems crazy, doesn't it? If they weren't able to get anything built over the past two or three years then how long is it really going to take to get this whole thing done? Fifty years?

 

Methinks something like the 1151 Sunset tower under construction in Kelowna would be a good fit at Dockside Green:
