Ah, but the original concept was for two smaller and slightly shorter buildings, yes? I'm just looking back to the start of this thread now. I seem to have been critical at first but then changed my tune. As of 2016 I think I actually like this idea of having a junior highrise among the oak trees. As long as they don't cut down a bunch of oak trees to make it happen.

Townhome on the hill sold a few days ago for $1,390,000 to a Vancouver buyers. Seems as if there is an appetite for the city views.

I wonder how sales are going for this development?
Posted 09 February 2017 - 11:36 AM
They're about 30% sold-out of units in the first building.

Thanks for that Mike.
Do you have any insights into why the sales aren't higher here (yet) considering stronger sales activity elsewhere at the same price point (Encore, Escher, etc.)?

Well, haven't they only been selling units for like a week? 30% in a week is pretty darn fast for Victoria.
The Encore sold out quickly for Victoria, but that took months. I believe there is still one Escher unit on the market.

It's doing quite well, considering the prices. Unlike its competition in that area of Saanich these homes are concrete and their location atop a rise affords some pretty spectacular views that some of the other inventory does not.
They'll do well, and considering the prices are moving units at a good clip.

My bad, I didn't realize that sales only started a week ago! I had seen the sales centre in late 2016 in Gateway Village but didn't realize that it (must have been) only previewing the homes at that time.

Verde Living in Esquimalt sold out within a month, I believe. The prices were fantastic, though (270k for a two bedroom, if I recall correctly). Lyra is more expensive (bigger units and neighbourhood make a difference), and I am guessing it won't sell out quite as fast. My inexpert observation is that more expensive units stay on sale much longer. The one unit left in Escher is a penthouse if I recally correctly, and well out of range for many buyers.

Lyra is also concrete, which commands a higher per-square foot cost.
The unit at Escher is great, for sure, but at $800k the buyer pool is definitely more limited. On the flip-side with their completion scheduled for March someone will have the opportunity to occupy a move-in-ready brand new unit, a relatively rarity in this market.

Lyra is definitely not an entry level type building....more mid market to upscale, I'd say.

I dropped by the site today and this is really coming along!
Looking good. Any idea if there will be another access point created off Rainbow Street to the Lyra? Right now the private lane up Rainbow Hill Rd seems inadequate to service that many new residents.

Not sure but residential buildings barely create any traffic....you are right that lane is very narrow especially towards the end.
