At 150 feet Elisa might prefer Ships Point, as the new marina when finished will only have one berth for a yacht between 150 and 175 feet.

Not at all! For as long as men have been going down to the sea, their ships have been keeping them alive, feeding them, giving them shelter, and so on - all very admirable motherly/feminine qualities. That hasn't changed...
