My concern is two fold:
1. More vehicles crossing pedestrian space, with associated increased risk of injuries or death
2. The "dead space" that is the entrance (as "attractive" as it is)
And yes, a building is much better than no building, but I think we might need a parking policy rethink in the core downtown.
More vehicles? It is a 32 unit building, with many owners who will seldom use their cars. Previously it was a parking lot with cars going in and out on a regular basis. There will clearly be fewer vehicles with an associated decreased risk of injuries or death.
The dead space is the width of two cars, and just barely that. There is a car elevator in use to reduce the parking footprint. I mean, it would be cool to have commercial space in that spot instead of a parking entrance, but much in the same way that it would be cool if the dentist office across the street was a unicorn store. At some point you have to work within the actual realities of the situation, like in this case the fact that people own cars.

More vehicles in comparison to a building without a parking garage, which is my point. Does every single building need a parking garage? That could easily by 50% of the block lengths with curb cuts and dead space.

In a word YES. Downtown parking is a great concern to many. Including underground parking with new condo construction is a big selling feature.

If developers could build condos in Victoria without on-site parking and still sell those condos, they would. But they can't. Not only does the City of Victoria require parking in the majority of cases, residents expect parking.

Exactly! Developers build what the market demands. From my understanding parking spots are sold at approximately construction cost; however, they are necessary in order to sell the condo units. Selling a condo, even downtown, without parking is a challenge especially when you get over $300,000.

Unit #1002 just sold for $1,370,000 or $946 per square foot. Impressive numbers.

Blending into the city skyline.....the last developer unit sold 5 months ago according to MLS®.....11 units still remain.

#503 went for $479,000 and #901 for $918,000.
