Remaining phases of Railyards development in Vic West revealed

A development plan by Lefevre & Company for the remaining parcels of Vic West’s decade-long Railyards development has been granted a public hearing by City of Victoria councillors.

 

The updated development concept, requiring approvals for revisions made to an earlier plan, calls for three residential buildings up to eight storeys tall built over three phases with a combined 144 condo and townhome units on The Railyard's southern-most land. [Full article]

Looks interesting to me.  I somewhat wish the StAndrews proposal had taken on this industrial aesthetic.  Might have fit in better with the surrounding mixed-use community.

In the CoV package for the meeting there was a letter from the chair of the Vic West Land Use Committee, in which he expressed concerns that there is no mixed-use component (retail, commercial or community activity spaces).  

 

That makes it sound like a no.

This photo shows the location of the park that will be built after all of the 3 phases of this part of the Railyards are built.  It's unfortunate it won't be built until after completion.

 

Also there's a nice cycling/pedestrian connection to the Goose going in which is also shown.

I think its fine w/o retail.  Vic West should really plan where retail is to go beyond Westside Village, but I don't think it belongs in the Railyards.  Its too bad retail was so poorly done in Dockside Green, as that would have been the natural spot.  But I understand why even that would have been a hard sell.

I think Westside is a very poorly planned suburban designed retail area; but I agree, more retail at the Railyards is overkill.

 

Overall, I'm hoping the city will have more conversations about the glut of retail and consider more creative options for select developments in the future.

I live in Vic West and I would say without a doubt the area needs more retail.  Hopefully the roundhouse helps with this somewhat.

Absolutely, I just hope they make some attempt to plan it.  If we could go back in time 30 years, I'd have made the whole Songhees walkway commercial facing.  Can you imagine how bustling that would be  (nine months of the year) if there were bars and restaurants along that walk?

Retail and commercial activities are envisioned for the Patisson car lot on Bay at Tyee and the industrial property across the street between Langford and Tyee.

There's still a lot of change coming to that part of town.

The Railyards tried to do the retail thing with one phase, but the cafe didn't pan out and now it's mostly offices plus the bike shop (I think).

I'm not sure that bike/SUP/kayak shop is still there.  They used to have a sandwich board on the Goose and it hasn't been there all year.
