You are entitled to your opinion, but Shutters is far and away the best thing on the Songhees

Faint praise indeed...

The big mounds of dirt are being trucked off site now. Site prep for phase 5, a 26 unit condo, appears to have started.

Know it all.

Today:

This is from standing on Tyee road, almost at Bay, on the NE corner, maybe 30 feet from the intersection.

Thanks for the photo! As you can see, those big mounds have been cleared. Either somebody bought the fill from Lefevre and/or they're planning on going ahead with several phases.

Signage for the new phase, Bond's Landing, is up on-site. It's a 26-unit development but no info on what the scale of the building(s) is.

Its a 4 storey wood frame (5 storey if you count the top floor mezzaine). Its clad in hardiplank and metal siding.

Pye Construction is the general and it should be starting in maybe 3 weeks

Rendering of the upcoming phase (website now updated):

There's also mention of new townhouses called "Harbour Homes." According to the siteplan they'll be located near the harbour's edge.

Tallest building so far and also the worst looking? Not a great combination.

I noticed that the first Bond's Landing structure will be a 5-storey building. So is it actually a *concrete building*... or a wood-framed building constructed under the new provincial guidelines that allow wood to be used for taller buildings?

Also, assuming that The Skyline and The Bridgeport (on the site plan) will be multi-storey towers... does anyone know how many storeys these will be?

Would this be considered affordable housing? I believe it will have to be.

The original plans call for the tallest building(s) to be six-storeys. Maybe they'll go up to eight with the new woodframe codes.

Cheap woodframe buildings in Vic West at $500+ per sq. ft. have been all the rage for years. Most of the Songhees condos are woodframe, no?

The hotel, the two tall ones near Spinnakers are, and perhaps the Quay buidings but the rest are three and four storeys, I think.
