I don't think we have a thread on this.

I was going past this project today and was wondering about the history. NO action on the site and there's one story of concrete forms. Apparently it was called the Orono on Jacklin.

This is from an Business Vancouver Island post from last year:

The Orono on Jacklin is a 90 unit condominium project in Langford that is under construction by developer and builder, Lineage Construction Inc.
This project features units ranging in size from 700 to 1,000 sq. ft. with prices expected to begin at $219,000 per unit. Registration is being completed and pre-sales will be underway in August. This project will be completed in the summer of 2009.

I could be wrong, but I'm pretty sure the Orono failed around the same time as Capella...well completely failed, before that its progress had been very lack lustre during the Spring and Summer of last year...earlier this year the signage of the project itself came down.

I heard a rumour that they are trying to get it started again, but it will be rental apartments instead of condos. Apparently, there are some good incentives being offered to those that wish to build rental units.

I think we can move this one to the cancelled category. I drive by the former site everyday and there is no action, no website, no nothing. The signs boasting the project came down some months ago.

The Orono has been purchased and work will begin on it again soon. It will now be referred to as Utopia.

Backhoes and bobcats are on the property cleaning up all the garbage that has accumulated over the past two years. The existing foundations will be used but the overall plans have changed. The place should look nicer than previously planned and have a lot of commercial space on the bottom floor.

The storey of Orono-turned-Utopia is a different tale, that's for sure. This woman first-time developer managed to revive the stalled condo and has a very different take on what should be a standard feature in a condo building.

Nearly half a decade after work began, one of Langford’s largest residential buildings is nearing completion along Jacklin Road at Orono Avenue.

Formerly known as Orono, the four storey, tri-wing 90-unit condo with groundfloor retail today boasts the much more blissful name of Utopia. But the transition from what was essentially a shell of a building in 2008 to one of the west shore’s most unique developments was not without it’s fair share of tribulation.

“Building Utopia has been one of the most difficult undertakings of my life,” says first-time condo developer Denise Wilson.

In late 2008 as global financial markets began to unravel, a multitude of proposals throughout the south Island were canceled well into their run through the municipal process and several, like Orono, stalled after construction had already begun.

“Orono had over 40 presales, we had just poured the groundfloor concrete and columns were going up, and all of a sudden the financing company told us they would be pulling out of the project,” Wilson said of the sudden work stoppage. [Read more]

Excellent article, Mike. She's right about the little things, like soft-close drawers, go watch people at a show-suite, they roll out the drawers. It's so stupid, but so exactly what they do. They don't ask about the floors (concrete?) they don't ask about the walls (off-set stud or full party-wall?), they don't ask about how it abuts other units (a big deal to me! You want your bedroom against theirs, not against their living room).

Thanks, VHF, and you know I was thoroughly impressed by Denise's insistence on quality and amenities. One simply does not come across many developments in this day and age that offer so much attention to detail at reasonable prices. I believe credit should be given where credit is due.

So often the media portray condo developments as luxury this or luxury that, but the luxury condos I've seen around town lack attention to detail and amenities when compared to Utopia. Hats off to Denise for reviving this project and making a go of this opportunity.

There are still a few things I would do differently. I appreciate her attention to detail and approach to quality. Many of the condos in Langford seem like they'd be low down on the quality scale (unless you drive up to Bear Mountain).

Offering more colour choices and combos is great too, but I'd almost go one step further and offer "bare" units that can be sold and finished to taste before the building is ready for occupancy. Heated bathroom floors are nice but I'd go one step further and heat the kitchen too. More people spend more time in the kitchen and it's nice to have.

Hot water tanks - I have to say one plus for my building is a central water boiler. More efficient than heating a tank in every unit, no worries about it leaking and less space wasted.

I would be interested in knowing more about the soundproofing in the building too. Good soundproofing is expensive to do so I doubt it's much greater than average at the Utopia.

Those decks look a little dinky too.
