I supposed if he consistently yells and swears at all his labourers and subtrades, that would make it harder to find those workers.

That style of construction site leadership has really declined in recent years. I recall in years past the average construction site super/boss would yell a lung's worth of obscenities every day, but now you don't hear it as much (it's just bad form/bad publicity). I also think people are more likely to not accept that sort of behaviour and will call the builder/developer to complain.

 

Haha, which reminds me. I had a guy yell at me in a less than acceptable manner when he was directing traffic at a local construction site (long story short, an illegally parked vehicle was obstructing my view of him, so I didn't see him trying to wave me through). I pulled up and gave him a crash course in cordiality. Of course it probably helped when I dropped the developer's name into the conversation, his super's name, and the proximity of my phone with both of their numbers on speed dial :D

So this is getting pretty close. Two of the three buildings must be 99% done. The third is probably closer to 90%. They are beginning to plant gardens, and it looked like they were doing some walk throughs yesterday.

They shifted the sidewalk inwards to make room for a boulevard and some parking.

 

A tipster writes in to say deficiency walkthroughs were to happen late July with a possession date of mid-August. Now, yet another delay puts possession in early September. The tipster wonders if it's unusual to push possession back several weeks with the same walkthrough date, and wonders if this is a ploy to encourage the buyer to back out of the deal so that the unit can be resold at a much higher price.

Well, they could easily get $50k more per unit, if not more, than when many were sold (12+ months ago).

 

Which is why it would be downright idiotic to not close if you have a contract to purchase. Even factoring in closing costs and mortgage cancellation fees, you'd still end up way ahead if you just flipped a unit.

From this afternoon. Plodding along. I have no idea what they are doing with this parking garage that they have covered in tar paper, then 18 inches of gravel and then concrete. Seems odd to me.

Well yeah, but to put gravel on top of a concrete slab seems odd to me. I'm no construction guy, but it looks weird.

I think it's for drainage. They just redid our place and did the same thing. Tar paper then travel layer then soil and landscaping over the top. I think the gravel layer let's water flow better then just soil.

You need a layer for tree roots to get into any drains that are lurking nearby.

Realtor Shane King was checking the door on Friday.  His client, Julie Hutchins, is supposed to be moving into her condo. But they were locked out.

 

"We showed up here about 15 minutes ago. A moving truck is on the way. We plan on moving into the condo at six o'clock this evening," King said. "Only to find the gate behind us is locked."

 

The Shire is a three-building condo complex in Saanich located at 1016 Inverness.  The first building is supposed to be ready for owners to move in.

 

"We had information that we were able to move in today.  There was a schedule.  And we get here and we're not able to move in," Hutchins said on Friday. "It's very frustrating."

 

The developer, Jim McLaren, originally intended to have the building ready June 30.  But that didn't happen. Then on Wednesday, King and Hutchins got the word that the building was ready.

It seems odd that some buyers would cut it this close.  But poor communication all over.  Saanich could likely help.  So could the buyer's Realtors offices.

People started moving in yesterday, and today looks like full on moving in mayhem.

There was still no occupancy permit as of last night.  So nobody slept overnight, but some belongings were moved in.  It might come today.
