I like that - a lot. We've contemplated a move to W-H for awhile now.

 

I was talking about West Hills with my direct report at work today. He moved out here in 2014 from Ottawa DND/RCN-HQ and was saying after extensive research of the CRD - they knew virtually nothing about Greater Victoria or the housing market - that they only seriously considered a move to Langford, and specifically W-H, and haven't regretted settling there from Day 1. They love the area. Definitely all food for thought. Inquiries will have to be made...

Trying to compete in Victoria is stressful. In June, I was getting outbid by $30,000 over asking price. I switched to pre-sale units to avoid bidding wars only to find out most units are sold at VIP events. I've been flip-flopping between re-sale and pre-sale units for six months. I finally told my realtor last week that I'm done with Victoria. Colwood, Esquimalt, Langford, and West Saanich are the only areas I'm interested in now.

 

I had become obsessed with downtown Victoria even though I cannot stand noise pollution, crowded areas, or tourist hotspots. I completely turned my back on Greater Victoria as I tried to convince myself downtown Victoria would satisfy my love of hiking, biking, walking, dog walking, etc. I don't know how other buyers feel, but I'm tired of trying to compete for a 600 square feet unit not facing a wall.

 

My stress levels are nearly non-existent now. When I search Colwood, Esquimalt, Langford, and West Saanich for condos, I don't feel pressured into purchasing on the spot. Will I purchase a unit this week? Maybe. I might wait until Spring or Summer because I have plenty of two bedroom units to choose from.

 

TLDR; I'm interested in Aqua.

This looks like an interesting development  No question as to who they're advertising these units to.  They're sure selling a lifestyle over a home.

I'm an Esquimalt fan.  Ever since I moved out of there in around 1991 it's really picked up.

We've been living a half block off the Selkirk neighborhood for almost 6 years after being in Fairfield/CSV for the previous four years - love it. Five minute drive to downtown, ten to the west shore, less than 5 minutes to either of the two main highways and four major grocery stores all less than 5 minutes from my driveway. And of course the Gorge waterway & park also a 5 minute walk. Perfect location....

Nah....I walk the waterway in the *other* direction :). They are a blemish though on an otherwise bucolic setting as you wander over the Selkirk trestle. Good news is I can't see 'em from my front window which is all that matters....

Anyone want to speculate what a premium unit may sell for here? By premium, I mean a top floor, lake view, 2 or 3 bedroom unit (1100-1300+ sq ft).

i agree with this. We are still searching and Victoria seems to offer nothing but small units and the sales pitch from the developers is always "well our clients are millennial who don't need a lot of space". Well we are border line millennial who do.  Sorry but a 900 sq. ft two bedroom unit for over $500,000 in a new high rise downtown doesn't cut it.

 

We have narrowed our search to condominiums and townhouses in the View Royal, Colwood and Langford areas. Those areas because one seems to get much more "bang for the buck". We are going to check out tis new Aqua development as it seems like a great design. I do fear tho that prices will be "downtown like" but perhaps it offers a larger unit for the price and it seems to offer much better views. We will see. We are in no rush and the market seems stable.

I joke. He's a good guy who I have known for fifteen years and the only person I know who has lived in Victoria for longer than a year. My only issue is he really tries to push me into purchasing more expensive units. I had a few one bedroom + den units in Victoria I was interested in which he convinced me to back away from. He also isn't fond of my exploration into pre-sale condos.

 

I told him I wasn't going to look at pre-sale units anymore. Hehe. Calling agents, emailing realtors, reading press releases, and researching condo developments is fun. I have several pre-sale forum threads bookmarked for my morning and nightly fix. I've taken more Google map strolls around pre-sale condo areas than I have strolled around my own city. I'm registered to several pre-sale condo developments and I have a strange feeling my subscription number will increase even further.

 

The most exciting part about this path is I finally have an out. My small city is filled with incredibly nice people with big hearts and exceptional attitudes. They love helping out our community, working towards a common cause, and sharing their voices with their neighbors. On paper my small city is a great place to live but I am so bored here. Greater Victoria is like a choose your own adventure book. Vroom...Vroom.

 

Aqua has me excited. I can't wait to see the floorplans of this project. Am I the only one who lays out their life belongings in the floor plan before deciding to purchase? I had a floor plan from a previous pre-sale condo which drove me nuts because I couldn't figure out where my desk would fit. Look at Aquas straight lines. My future rectangular bed, desk, dining table, living room table, and couch love smooth lines. No weird smells, strange marks, or broken fixtures from previous owners. I wonder if move-in day feels like the first day of college/university or the first day of entering CBS's Big Brother house. Look at how close the YMCA is to Aqua. Who has a Superstore? Not Victoria. Who has a Costco? Not Victoria.

Well, one thing’s for sure, we’ve got you covered. You won’t miss a beat by reading this forum!

Remember that developers are more than willing, in many cases, to work with you if it means they get your business. Things like monthly incremental deposits in lieu of a traditional deposit structure, concessions, upgrades, etc, are all “possible” if you indicate you are serious about a unit and need them to really help you to make it happen.

9/10 they’ll reciprocate with a serious consideration, but you’ll first have to cut through the sales staff who may be unwilling to reach out directly to the developer so as to maintain a bit of a barrier between him/her/them and everyone who walks through the sales suite door. Come back multiple times if you have to, and reiterate “this is the one, I want in.”

Well, there's your warning signs about your "friend".  He gets more commission when you buy a more expensive unit.

 

And he gets no commission on your pre-sale until you close, he does not want to wait that long for his cash.
