WHAT'S HAPPENING ON CITIFIED VICTORIA
I've just received notice of a proposal for a mixed use building at 732 Broughton, just east of the Sussex building. The site is now surface parking. The proposal is for a six storey building (ground floor retail [one unit], two storeys commercial/office and three storeys residential [10 units] above). It is well under the height limit and matches the existing zoned density so the only thing required is a relaxation of the front and side setback requirements to zero.
Dan Robbins is the site owner and the architect is DeHoog/Kierulf.
It will likely be before the Committee of the Whole late next month.

That lot is too small to do setbacks on it so if it was any taller it would be right up against the Sussex blocking the windows.

They could just have it stepped back starting on the 3rd floor.

^^^^That east wall is about 4 to 5 floor high, right?
I have always felt that this is the kind of multi-use building we should have more of downtown.

Several lots along that street should have been consolidated for an amazing development. Instead we'll see a building more suited for the suburbs or non-downtown districts.
A relatively small, six storey building in the heart of the business district isn't what I'd consider a fitting use of land. Along the 900-block of Fort Street, perhaps, but not beside the City's largest office building.

Exactly.
This should be built up to the allowable height. Don't waste downtown space with a small building.

It's a tight spot. This building may not make a statement but at least it will fill a hole, which is a good thing.
The other Broughton lot is where a taller building should go.

I think this is an awesome mixed used concept proposal for the site (assuming the design looks great!).
I would hate to see a taller building wedged up against the east side of the Sussex blocking it off. It's the signature office tower in Victoria and we should be able to appreciate and view as many sides of it as possible. There are plenty of great sites for taller buildings downtown, this isn't one of them. An attractive feature of many cities is the mix of tall, then funkier low to mid-rise buildings beside them.

I say what they should do to that lot is either expand Sussex (down side is that now itd be an obese-scraper)...or make a very slender, maybe 13 story office building. Who needs big floors if you have 15 of em!

This sounds like a perfect building for a small lot like this. You can't cram 20 storey towers everywhere.
