Wow, not what I expected at all, given what's currently under construction. My fault for not looking at the full plans. Thanks Nparker!

Even so, I'm not sure that the area needs that much public/semi-public space. Fingers crossed, but I wonder if they might have gone overboard in that aspect. We'll see.

I think it will get fairly well used by the people who work in the area.  I doubt people will picnic there or anything but they will use it to get from point A to point B.

I like this development a lot.  Seems like a Victoria version of something you would find in Ottawa or DC.  very capital city-esque.

A five minute walk to the harbour would be my destination.

I am assuming that the Queens Printer building is being kept for historical reasons or is it not part of the project area?

Had an opportunity to have a closeup view of this project today.

The first portion of this development will be completed in August .

Deconstruction of remaining structures and excavation next to Queens Printer will also begin in August.

The Library will be located on the corner of Superior and Menzies

Red Barn Market will be located at Michgan at Menzies

Elevator Shaft Office Side

Office space before and after drywall

Library

Parking Ramp access to U/G off Michigan between Library and Red Barn Market

Parking Ramp from inside

Red barn Market

Bicycle Ramp a few feet north of car ramp.

When complete there will be stairs on each side and two troughs in teh middle for bicycle wheels so rider gets off bike walks down stairs while holding bike in concrete troughs.

Like this one.....

Here it is....

Framed Rental Apartment and double walls for sound proofing between units

Random

Parking area to right of ramp is for Apartment units ..it may be shared with office section but mainly for apartment residents

Now something interesting. All of the surface water will be collected from the property including the roof. It will be stored in a cistern. The cistern is on the Superior side below grade and on the parking level. It is basically a huge concrete box. Dimensions are approx..141' Long x 60' wide by 12'tall about 2850 m3. it will hold 2.8 million litres of water.

This water will be used for irrigation as well as the water supply for fountain and pond features at this site

All of the  water that enters it will enter via a Jellyfish Filter.

Jellyfish Filter

Hatch into cistern

Looking through hatch

Inside Cistern

Jellyfish filter info

This project, when complete is sure to become a focal point of James Bay. It will surely become a destination and will be a welcome addition to this neighborhood.

I foresee it becoming a meeting place and with the green space incorporated into it, the library ,grocery store and coffee shop a very busy place .

My next update with photos will be early summer.

Yes, amazing detailed pictures and explanations, thank you.

I'm sure once the landscaping and amenities are all there it will be a great functional hub, the design though is really underwhelming. Suburban office park with a dash of Uptown thrown in.

Victoria’s once tame – and government reliant – office sector has roared to life, posting the lowest vacancy rate since 2009 and record private investments cresting $110 million in 2016.

Colliers International’s fourth-quarter 2016  Victoria office market report said the vacancy rate fell to 7.81 per cent at the end of 2016, compared with 9.54 per cent at the same time in 2015.

Downtown, nearly all of the new Class A space is already leased.

Vacancy is expected to continue to decrease throughout 2017, as no new supply is expected to reach the market until late this year or early in 2018.

The first of the new Class A space, the 125,000-square-foot Capital Park phase one that completes this September, is already pre-leased to the provincial government. Capital Park’s second phase of 130,000 square feet doesn’t open until 2019.

The problem with Gateway Green is that the banner has now been designated a heritage item. The building will have to stay as is.

Looked at the floor plans. Small-looking living spaces, though a couple looked doable for me. Not a lot of room for furniture such as desks or bookcases.

I didn't know or had forgotten that this project had a rental housing component.

Who needs a desk or bookcase when you've got a whole library downstairs! Big library is definitely in on the fix with these floorplans.

The 2 bed + 2 bath + den/office would be nice!
