Presumably no plans yet? Would love to confirm that they'll kick the vehicle access to Mason, improving the safety of the Pandora bike lanes.

What is the zoning for this particular site? I'm wondering if they developer will request a rezoning or simply a DP with some variances...

I would imagine there will be a rezoning required, seeing as the existing structures are industrial/commercial.

^ The flyer says a new zone is being requested, but does not specify which one. It is currently CA-1, which allows up to 15 m building height. Residential is a permitted use in CA-1, just not on the ground floor.

So they'll need to amend the zoning to allow for a10-storey building if nothing else. The CoV could save a LOT of time by just allowing up to 60m in height everywhere between Cook-Douglas-Hillside-Fairfield.

These guys (Kang & Gill) also did The Boulevard and The Landis, both mid-rise wood-frame buildings. Hopefully the plan isn't to "settle" on a 6-storey design after speaking with North Park.

^ St Andrews managed to achieve 6-storeys (though it was a torturous process), so I don't think it's completely out of the picture. But throwing out a 10-storey proposal makes the removal of four storeys seem like a generous concession to the NPNA.

I seem to recall that existing zoning on the St. Andrew's lot would have allowed up to 8 stories (on the Pandora side), so the developer fought like hell and essentially "gave up" 2 floors. The CoV's spot zoning regarding height is ridiculous.

Well it's been sitting as a whole lot of nothing for many years, maybe they will be happy with anything. And a massive rental project is being built practically next door. Or at least they are moving lots of mud there.
